POSITION SUMMARY:
The Low Voltage Project Manager manages the overall project direction, completion and financial outcome for assigned projects. Responsible for directing and mentoring on-site staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as strong communication and client service skills.
MAJOR DUTIES & RESPONSIBILITIES:
- Practices implementation of Operation Zero and all Manhattan safety policies
- All qualities/ responsibilities of a Project Manager 1, plus:
- Manages Conflict Resolution Process with Owners
- Manages Change Order Negotiations with Subcontractors
- Prepares and submits Change Order Requests and completes negotiations for changes.
- Settles disputes and back changes.
- Serve as Client - Project Management Point of Contact
- Develops and Leads Pre-Con Meetings
- Responsible for Project Closeout
- Reviews and approves subcontractor and vendor pay applications, invoices, and payables for accuracy
- Prepare Labor Analysis/labor projections and manage job costs.
- Manages the process of preparation of the Project Execution Plan
- Manages preparation and issuing of Subcontractor Information/ Welcome Package
Lead Owner/ Architect Meetings - Assign Project Team Responsibilities
- Organize and Lead Trade Contractor Meetings
- Lead Owner/ Architect/ Contractor Meetings
- Manage Process of Master Schedule/Oversee Updates
- Prepares Final PSR and presents the report in a Project Close-Out meeting.
- Lead Project Execution Planning Process
- Identifies and manages risk proactively to mitigate Project Risk
- Leads Safety Management Teams on Projects
- Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.
- Other duties as assigned
JOB SKILLS & ABILITIES GUIDELINES:
- Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.
- Effective Communicator
- Computer knowledge and efficiency, including Microsoft Office products
- Proven experience in Manhattan document control and schedule software
- Thorough understanding of the industry
- Strong written and verbal communication skills
- Good math/accounting skills
- Strong management skills
- Functions effectively as part of a team
- Ability to develop or maintain relationships with clients
- Ability to maintain discretion and confidentiality at all times
- Dependability

MINIMUM QUALIFICATIONS:
- Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis
- 8 years of low voltage experience
- Proven ability to manage projects in excess of $25 million
WORKING CONDITIONS AND PHYSICAL EFFORTS:
- You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
- Ability to physically stand, bend, sit for long periods, and squat throughout the day.
- Ability to repeat the same movements.
- Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
- Ability to compose, send, and reply to emails and written correspondence.
- Must be able to lift, pull, or move up to 50 pounds at a time.
- Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).
- Exposure to characteristic construction site hazards.
