Job Title : Residential Superintendent
Department : Production
Business Unit : Manuel Builders – Custom Division
Markets : Lafayette, Lake Charles and Baton Rouge
Reports to : Construction Manager
General Summary : Manage subcontractors to deliver homes of the highest possible quality, on schedule, within budget, per specification and with highest possible customer service and satisfaction.
KPIs (Key Performance Indicators) :
- Budget – completing the home within budget
- Scheduling – completing the home within expected time
- Customer Satisfaction – customer satisfaction of greater than 85% (via GuildQuality surveys)
- Processes / Effectiveness – follow all processes and procedures during construction and interactions
Budget
Deliver homes on budget or under budgetMonitor job budget throughout construction including updating costs through VPOsApprove vendor invoices of trade partnersConsult with leaders, architects and owners on design issues and change ordersScheduling
Deliver homes on schedule or ahead of scheduleUpdate job progress using the scheduling softwareSchedule and complete walk throughs within one week and obtain customer approvalInspect all phases and supplies through construction scheduleMotivate, coordinate, direct and schedule subcontractors and suppliers to achieve the level of quality and top performance required to meet company objectivesCustomer Satisfaction
Actively develop a healthy customer-builder relationshipRegularly update customers on home progress and set expectationsIn customer interactions, display awareness of construction detail to ensure delivery of homes that meet customer expectationsWork in cooperative ways with customers or realtors, solving, anticipating and preventing problemsProcesses / Effectiveness
Learn and follow checklists for inspections, quality control and standard operating proceduresMaintain a clean site with adequate and professionally represented “on site” construction facilitiesComply with all governmental regulations related to the construction of homes within a respective jurisdictionBuild high quality homes through the management of and relationships with trade partners that are compelled to comply with contracts for serviceBasic Qualifications
High school education or equivalent3-5 years construction or residential building experience, preferably new home constructionPhysical demands

Normal business hours : Monday - Thursday (7 am – 5 pm); Friday (7 am – 12 pm)Periodic night and weekend work may be necessaryServes all markets in the Company
