General Summary: Manage subcontractors in order to deliver homes of the highest possible quality, on schedule, within budget, and per specification

Basic Qualifications

• High school education or equivalent
• Three to five years of construction or residential building experience, preferably in new home construction.

Essential Job Functions

• Builds high quality homes through the management of trade partners that are compelled to comply with contracts for service
• Consults with leaders, architects, and owners on design issues and change orders
• Motivates subcontractors and suppliers to achieve the level of quality and performance required to meet company objectives
• Motivates, coordinates, direct, and schedules the work of trade partners to achieve top performance
• Approves vendor invoices of trade partners
• Update job progress using the scheduling software
• Design and establish check lists for inspections, quality control, and standard operating procedures
• In dealing with customers, display an awareness of construction detail to ensure delivery of homes that meet customer expectations
• Comply with all governmental regulations related to the construction of homes within a respective jurisdiction
• Maintain a clean site with adequate and professionally represented “on site” construction facilities
• Deliver homes on schedule or ahead of schedule and on or under budget
• Inspect all phases and supplies through construction schedule
• Complete walk through list within one week and obtain customer sign off
• Works in cooperative ways with customers or realtors, solving, anticipating, and preventing problems

Technical Knowledge and Skills:

• Stays up to date on the basic concepts and methods used by trade partners including plumbing, electrical, and HVAC
• Is knowledgeable of all governmental regulations related to the development of land or construction of homes within a respective jurisdiction

Work Environment and Schedule:

• Normal business hours are Monday through Thursday 7:00am - 5:00pm and Friday 7:00am – 12:00pm
• Periodic night and weekend work may be necessary
• Serves all markets in the Company
