Maintenance Technician for a Manufactured Housing Communities in Midland, MI

JOB SUMMARY:

We are a growing Manufactured Home Community Operator seeking maintenance personnel. As a Maintenance Technician, the role involves inspecting, maintaining, and repairing machinery, equipment, or facilities within the organization. Your main objective is to uphold the overall appearance of properties, handle maintenance tasks, address home repairs, and ensure equipment functionality. Additionally, managing home inspections, resolving violations, and maintaining vendor relationships are essential aspects of this position.

KEY RESPONSIBILITIES:

· Routine Maintenance: Perform routine property inspections, cleanup, and equipment including but not limited to wastewater treatment plants, lift stations, and community buildings.

· Repair and Troubleshooting: Diagnose and repair property concerns swiftly, attending to issues promptly to mitigate potential damages. This encompasses troubleshooting and fixing mechanical, electrical, or plumbing systems as necessary.

· Documentation: Maintain accurate records of maintenance and repair activities, including equipment manuals, work orders, and maintenance logs.

· Safety: Adhere to safety protocols and guidelines to ensure a safe working environment and report any safety hazards promptly.

· Equipment Testing: Conduct tests on equipment after repairs or maintenance to ensure proper functioning.

· Inventory Management: Manage and maintain inventory of spare parts, tools, and supplies needed for maintenance and repairs.

· Communication: Communicate effectively with other team members and supervisors to report progress, issues, and recommendations.

· Compliance: Ensure compliance with industry regulations and standards related to equipment and facility maintenance.

DUTIES AND RESPONSIBILITIES:

· Routinely inspects and maintains building and installed systems including but not limited to vehicles, plumbing systems, equipment, roofs, drains, shop, and grounds.

· Performs minor and routine repairs including but not limited to painting, plumbing, electrical wiring, and other related maintenance activities.

· Monitors heating and air conditioning units for the property.

· Acts as agent for procurement of service contracts/repair work; assists with the coordination of vendors.

· Communicates the need for all repairs to the direct supervisor.

· Responds in a timely fashion to problems related to facility maintenance and repair.

· Makes recommendations to upgrade maintenance operations and/or implement savings opportunities.

· Inspects buildings, grounds, and equipment of unsafe or malfunctioning conditions.

· Inspects new installations for compliance with building codes and safety regulations.

· Maintains a clean, safe working environment.

· Possesses and maintains a high level of competency and efficiency in all aspects of maintenance operations.

· Prepares required reports and correspondence.

· Performs other related duties as assigned by management.

MAINTENANCE / PROPERTY APPEARANCE

· Ensure that homes, common areas, and grounds are maintained according to property objectives.

· Regularly inspects make-ready homes, common areas, and property to ensure adherence to property standards.

· Work with Maintenance Staff to schedule turnkeys and ensure homes are available for scheduled move-ins.

SAFETY AWARENESS

· Work with all staff members to ensure adherence to Company safety standards, policies, and procedures.

· Wear and use safety equipment, as required.

· Regularly facilitates on-site safety meetings and complies with all Federal, State, and Local safety regulations, including OSHA, EPA, Worker Compensation, and Hazard Communications.

· Ensures that all hazardous materials are properly labeled, stored, and handled.

· Strictly adheres to the property key control policy.

· Familiar with a property map that clearly identifies all utility cut-offs, the location of hydrants, gas mains, and any other property safety information.

· Complete, as necessary, all required paperwork for Liability / Workers' Compensation / Property insurance claims. Follows up with parties involved.

OTHER

· Participate in training that will improve skills and increase personal effectiveness.

· Perform all other jobs and responsibilities as assigned by the Supervisor/Manager and /or Corporate Office.

· Other duties as assigned.

QUALIFICATIONS:

· High school diploma or equivalent.

· Technical training or certification in maintenance, HVAC, electrical, plumbing, or a related field is a plus.

· Previous experience as a Maintenance Technician or in a similar role.

· Knowledge of various maintenance and repair techniques.

· Strong problem-solving skills.

· Ability to work independently or as part of a team.

· Basic computer skills for record-keeping and communication.

PHYSICAL REQUIERMENTS:

· Maintenance Technicians may be required to lift heavy objects, work in tight spaces, and be on their feet for extended periods.

· Continually required to sit/walk/stand.

  • Continually required to utilize hand and finger dexterity.
  • Continually required to talk and hear.
  • Continually required to utilize visual acuity to operate equipment, read technical information, and/or use a keyboard.
  • May be required to lift/push/carry heavy objects.
  • Exposure to outside weather conditions.
  • On-site work requirements are dependent on the specific location. Travel may be required from site-to-site locations.
