Community Manager for a Manufactured Housing Community Group.
JOB SUMMARY:
The Community Manager role in Council Bluffs, IA primarily involves overseeing on-site operations and attaining financial and operational goals for the property. This position guarantees that all tasks are carried out in accordance with relevant local, state, and federal employment, housing, landlord/tenant, safety, and real estate regulations.
DUTIES AND RESPONSIBILITIES:
SUPERVISION
· Ensure that the onsite staff is trained to respond to rental inquiries, appointment scheduling, greeting prospects, completing guest cards, and showings/amenity areas.
· Train and develop on-site employees according to company policy and procedure.
· Schedule employees according to forecasted workloads.
· Work with employees to develop an effective, proactive team that works together to achieve property objectives. Property Managers must always lead by example.
· Review and approve all employee timecards on a weekly/bi-weekly basis.
· Coach and discipline employees with the approval of the Regional Manager and Human Resources.
· Conduct annual performance reviews with all on-site staff, with the approval of Human Resources.
· Participate in the termination process, subject to the approval of the Human Resources Department.
· Organize and express ideas clearly.
· Keep upper management and others informed of the status of projects and activities.
· Utilize strong listening skills.
MARKETING / LEASING/ CUSTOMER SERVICE
· Demonstrate and/or rent homes as needed. Review lease or rent-to-own documents with residents and provide explanations of property rules and regulations.
· Shop competition, by phone and personal visits, and keep up-to-date.

· property’s sub-market.
· Ensure all data is entered correctly and in a timely manner into the onsite property management software system- Rent Manager.
· Review all new files and paperwork, prior to sending them to underwriting, to ensure all
· Paperwork and documentation are correct according to the company standard. Ensures all resident qualifications standards are met as required.
· Prepare sales and marketing plans in accordance with owner objectives.
· Ensure company renewal program is being followed and works to maximize resident Lot renewals.
· Treat customers courteously at all times.
· Remain calm under pressure.
FINANCIALS
· Assist in the preparation of annual operating budgets in accordance with owner objectives and prepare forecasts as required.
· Provide support to maximize revenues, adhere to budget cost parameters, and maximize property occupancy and NOI.
· Prepare reports weekly.
· Work with corporate staff and collection agencies to ensure all money is collected as due and that all revenue data is posted correctly in the on-site property management software system. Daily deposits must be made. Checks and money orders should not be held for any reason.
· Assist with the required purchasing and bidding procedures and maintain vendor file forms and other purchasing/expense records as required.
· Provide a helping hand with legal counsel and local officials to perform evictions as required.
· Receive all financial changes/updates in writing from the Manager /Supervisor.
MAINTENANCE / PROPERTY APPEARANCE
· Ensure that homes, common areas, and grounds are maintained according to property objectives.
· Regularly inspects make-ready homes, common areas, and property to ensure adherence to property standards.
· Work with Maintenance Staff to schedule turnkeys and ensure homes are available for scheduled move-ins.

SAFETY AWARENESS
· Work with all staff members to ensure adherence to Company safety standards, policies, and procedures.
· Wear and use safety equipment, as required.
· Regularly facilitates on-site safety meetings and complies with all Federal, State, and Local safety regulations, including OSHA, EPA, Worker Compensation, and Hazard Communications. Ensures that all hazardous materials are properly labeled, stored, and handled.
· Strictly adheres to the property key control policy.
· Familiar with a property map that clearly identifies all utility cut-offs, the location of hydrants, gas mains, and any other property safety information.
· Complete, as necessary, all required paperwork for Liability / Workers' Compensation / Property insurance claims. Follows up with parties involved.
OTHER
· Participate in training that will improve skills and increase personal effectiveness.
· Perform all other jobs and responsibilities as assigned by the Regional Manager and/or Corporate Office.
· Other duties as assigned.
QUALIFICATIONS:
· High school diploma or equivalent.
· Reliable car with driver’s license
· Proven experience in a leadership role with a track record of successful regional management or experience in a related field.
· Strong strategic thinking and problem-solving abilities.
· Exceptional communication and interpersonal skills.
· Knowledge of industry-specific regulations and best practices.
· Ability to travel within the region as required.
· Proficiency in using relevant software and tools.
PHYSICAL DEMANDS AND WORK ENVIRONMENT:
- Continually required to sit/walk/stand.
- Continually required to utilize hand and finger dexterity.
- Continually required to talk and hear.
- Continually required to utilize visual acuity to operate equipment, read technical information, and use a keyboard.
- Occasionally required to lift/push/carry items up to 25 pounds.
