MIM's GRE team leverages its global platform and regional market knowledge to identify opportunities and drive results for its clients. As of December 31, 2024, its sustainably operated platform includes 90 million square feet of office, industrial, retail, and multifamily assets located across Canada, the United States, and the Asia Pacific region, with approximately $20 billion USD of real estate (500 properties). The team is expanding its capabilities to meet evolving market opportunities, building a strong and diverse global culture as an entrepreneurial investment manager.

The Managing Director, Asset Management, US West Region, is the regional leader for Manulife Investment Management's Real Estate Asset Management team and its managed portfolio. The position is accountable for the performance of the region's real estate asset portfolio, overseeing development and execution of asset-level strategies. The successful candidate will lead a team driving performance on a multi-client portfolio that includes office, industrial, and multifamily assets. The position reports to and works closely with the Head of Asset Management, North America while managing the regional Asset Management team.

Responsibilities :

1. Regional market leadership and representation.

  • Maintain strong senior relationships within the real estate industry to ascertain regional and asset trends and understand pipeline activity.
  • Provide pre-acquisition input and recommendations during acquisition and due diligence processes, including thorough assessments on target properties / markets and review of financial and operational assumptions.
  • Regularly communicate market-level insights and contribute to regular asset management reports for Portfolio Managers and Senior Management.
  • Prepare and present regional results and perspectives for external investors as needed. Identify opportunities to improve quality and content of client communications.
  • Identify regional opportunities to expand client relationships and grow portfolio.

2. Oversee team and regional operations.

  • Provide leadership for a regional team consisting of Asset Managers, Financial Operations, and regional Directors of Leasing and Capital Projects.
  • Oversee team's management of property management teams, leasing teams / agents, project managers, development managers and other stakeholders to execute business plans. Oversee negotiation of key leases and third-party contracts.
  • Oversee execution of value-add projects and business cases, providing insights and experience to foster successful outcomes.
  • Responsible for tenant satisfaction ratings and sustainable building standard scores.
  • Accountable for quality and accuracy of asset business plans. Accountable for accuracy of Yardi quarterly financials / operating statements and variance reports.
  • 3. Oversee regional asset-level financial performance.

  • Accountable for regional portfolio financial performance and realization of total return targets for the region's assets. Lead teams to maximize total return for each asset.
  • Accountable for delivery of value-add returns targeted via business plans and feasibility studies.
  • Oversee production and presentation of annual business plans to Senior Management and Portfolio Managers.
  • Foster strong relationships with existing and prospective tenants to maximize tenant demand for our managed assets.
  • Monitor investment performance and provide feedback on and insights into quarterly MSCI performance results for region's assets.
  • Knowledge / Skills / Competencies / Education :

  • CFA designation, MBA and / or graduate degree in finance / real estate preferred.
  • Minimum of 15 years of relevant experience, preferably working for a third-party fund management company.
  • Experience identifying and executing value-add opportunities and business cases.
  • Network of industry contacts (investment and leasing brokers, investment management peers, investment bankers, institutional and non-institutional landlords).
  • Knowledge and applied professional understanding of the principles and practices of institutional real estate investment management, capital markets, and portfolio analysis. Knowledge of domestic and global commercial real estate trends. Real Estate Investment Trust knowledge. Knowledge of open / closed-end funds a plus.
  • Strong analytical skills (both quantitative and qualitative). Strong risk assessment skills. Ability to compile, monitor, examine, and audit various financial, performance, and / or data reports for accuracy, integrity, and conformance to performance benchmarks. Strong organizational and prioritization skills.
  • Ability to develop investment strategies and provide recommendations for changes or enhancements to improve investment objectives. Ability to integrate top-down and bottom-up perspectives into investment recommendations.
  • Ability to draw conclusions and prepare written findings and presentations. Ability to evaluate and determine property valuations and asset performance under a variety of scenarios. Excellent verbal and written communications skills in order to present to and work with senior management and external clients.
  • Ability to juggle competing priorities and work under pressure to meet demanding response times, all while paying strict attention to detail.
  • Focused and self-motivated team player who balances independent thinking with the execution capabilities and core competencies of the rest of the organization.
  • Superior proficiency with Microsoft Excel, Argus Enterprise. Yardi experience a plus.

    Salary range is expected to be between

    178,000.00 USD - $334,000.00 USD
