Manulife Investment Management ("MIM") is the global wealth and asset management segment of Manulife Financial Corporation. MIM's global real estate ("GRE") platform provides investment solutions globally as part of its comprehensive private markets' capabilities, offering core, core-plus, and value-add strategies.

MIM's GRE team uses its global platform and regional market knowledge to find opportunities and get results for its clients. As of December 31, 2024, its sustainably operated platform includes 90 million square feet of office, industrial, retail, and multifamily assets located across Canada, the United States, and the Asia Pacific region, with approximately $20 billion USD of real estate (500 properties). The team is expanding its capabilities to meet evolving market opportunities, building a strong and diverse global culture as an entrepreneurial investment manager.

GRE's largest client portfolio is held by Manulife's General Account. Reporting to the Global Portfolio Manager of the General Account portfolio, the Director, Portfolio Management, will be responsible for assisting the portfolio management team in managing and enhancing portfolio performance, with a particular focus on the U.S. real estate portfolio. The successful candidate will be responsible for working with the Asset Management, Transactions, and Valuation teams to review and approve lease proposals, capital projects, annual business plans, quarterly valuations, as well as development and acquisition opportunities.

Role Responsibilities :

  • Assist the Global Portfolio Manager with strategic initiatives to monitor and enhance portfolio performance.
  • Work with Asset Management team to review and evaluate annual business plans, material lease proposals and capital projects. Prepare financial and market analyses on individual assets to evaluate and support disposition or redevelopment recommendations.
  • Conduct periodic (monthly / quarterly / bi-annual / annual) reviews and analyses of each asset in the portfolio; work with the Asset management team to ensure the asset management system and other systems of record are current and accurate and that asset management plans are updated as appropriate.
  • Work with Investments team to screen potential acquisition opportunities to ensure they meet the portfolio's goals and objectives. Review underwriting assumptions and Argus models in advance of bids and liaise on any issues uncovered during due diligence through closing.
  • Review quarterly appraisals in the U.S. portfolio and advise of any necessary changes. Assist with quarterly data submission to outside benchmarking firm (MSCI).
  • Participate in client meetings and support client reporting as necessary.
  • Maintain a perspective on current and future real estate conditions and industry trends as well as contributing perspectives on the investment environment to assist in portfolio construction.
  • Periodic travel required within the U.S.

Required Qualifications :

  • Bachelor's degree in business, finance, accounting, or real estate.
  • CFA designation or graduate degree in finance / real estate a plus.
  • Minimum 10 years of experience in commercial real estate investment with experience with multiple subject areas, such as portfolio management, asset management, acquisitions, and / or appraisal.
  • Demonstrated ability to make investment decisions relating to acquisitions, dispositions, development, leasing, and capital expenditures.
  • Detail oriented with strong analytical, risk assessment and communications skills.
  • Superior writing ability and presentation skills.
  • Proficient with ARGUS software; strong Excel modeling skills.
  • Ability to multi-task and adapt to changing priorities while working and advising different functionalities within the real estate group.
  • Experience with multiple product types including office assets.

    Salary range is expected to be between

    129,000.00 USD - $218,000.00 USD
