Key Responsibilities
Building Operations & Maintenance
- Ensure all mechanical, electrical, plumbing (MEP), and life safety systems operate effectively and efficiently.
- Perform scheduled preventive and corrective maintenance on HVAC, pumps, control systems, ventilation, and lighting.
- Monitor and operate building equipment and systems as per standard operating procedures and engineering guidelines.
- Identify, troubleshoot, and repair electrical, plumbing, and hardware issues within the assigned buildings.
- Ensure building safety systems are fully operational, including fire suppression, alarms, and emergency lighting.
- Conduct routine inspections of building systems, reporting any deficiencies to the Chief Engineer or Facilities Manager.
- Ensure compliance with building codes, safety regulations, and company policies at all times.
- Post appropriate signage and communicate necessary shutdowns for maintenance work.
- Maintain the cleanliness and organization of mechanical and electrical rooms, ensuring no improper storage.
- Maintain detailed records of inspections, repairs, and maintenance activities.
- Track and update work orders, ensuring timely completion of all assigned tasks.
- Accurately complete time sheets, reports, and inventory logs as required.
- Coordinate with vendors and contractors for outsourced repair and maintenance services.
- Identify and purchase repair parts, supplies, and equipment necessary for building maintenance.
- Ensure an adequate inventory of light bulbs, mechanical spare parts, and essential supplies.
- Make budgeted expenditure or contract services as directed by the Facilities Manager.
- Work closely with the Chief Engineer, Facilities Manager, and other building staff to ensure smooth operations.
- Provide excellent customer service by responding promptly to service requests and tenant concerns.
- Support and train junior engineers or temporary staff as needed.
- High School Diploma or GED required; a technical degree or relevant certifications are a plus.
- Proficiency in Microsoft Outlook preferred.
- Strong knowledge of building maintenance, HVAC, electrical, plumbing, and safety systems.
- Ability to troubleshoot and repair building equipment effectively.
- Strong communication and documentation skills.
- Experience working in commercial or industrial buildings is an advantage.
