Job Summary
The Project Manager II manages commercial construction projects, including customer and field leader relationships, schedule, sequence, budgets, RFIs, change pricing, labor and materials. He or she uses project management skills to lead all project activities and coach teams to complete a project in partnership with the General Contractor and in accordance with the Owner's vision.
The Project Manager II builds strong relationships with customers, vendors and decision makers, consistently negotiates successful scope changes, ensures effective billing and collections, brings strong organization skills, drives for results, communicates effectively, is respected within the industry, and promotes a spirit of teamwork and success.
Job Responsibilities
Business Development
- Creates and maintains close, trusting relationships with customers and potential customers
- Influences schedule and sequence, RFI responses, change orders, billing and collections throughout the lifecycle of the project to best position Marek and customer for win-win outcomes
- Senses and seizes opportunities to engage customers in future work
- Actively participates in industry or related organizations
- Is recognized by customers for responsiveness, follow-through and ability to listen and address concerns
Cost Estimating
Effectively assesses needs for change orders, estimates and prices change orders successfullyAccurately assesses all factors of potential change order scope which may affect cost, including probable scope which may have been left out or is unspecifiedManages time and abilities to deliver an change order estimates in a timely fashionProject Management
Plans and Coordinates Pre-Job
Partners with field leaders and customer to plan pre-job, including identifying and resolving potential scope, schedule, sequence, contract, budget, safety, material staging or manpower issues, and developing appropriate internal cost code structureEffectively solicits competitive proposals and buyout of materials, vendors and subcontractorsDevelops a fair and achievable budget for labor, material and equipment and provides the budget in a timely manner, before the job startsEngages in regularly scheduled production look-ahead meetingsMaximizes Profitability
Develops and gains agreement from customer on a schedule of values which ensures project is funded appropriately and pre-empts risky cost questions at the end of the jobEnsures timely and effective billing and collectionsWorks side-by-side with Marek field leadership and the customer to manage ongoing labor and material costs and beat the budgetManages and prices changes, securing customer agreement around fair pricing for new scopeStrategizes with Foreman on how to streamline material ordering and manage material costsManages Project Delivery
Serves as a resource to the field, is regularly present on the job to support Marek field team and effectively navigate safety, cost and quality-impact issuesEffectively manages cost, schedule, sequence and resources (labor, materials, third parties) to ensure precision project deliveryUtilizes all available tools, reports (i.e. weekly costs, percents) and human intelligence gained through jobwalks or customer interactions to consult weekly with field leader on monitoring and driving performanceBuilds strong, trusting relationship with relevant customer contacts (PM, Safety, Superintendent, etc.)Confronts customer with issues affecting safety, cost, production or quality, offering solutions leading to a positive resolutionEffectively documents customer agreements through the RFI and / or change order processCaptures, organizes and maintains project documentation to mediate potential risk of back chargesGenerates all closing documentation and closing actionsEnsures both GC and Owner are satisfied with the value Marek providedSafety Leadership

Education
Bachelor's Degree in Construction Management or related field of study or High School Diploma / GED with equivalent work experienceExperience
2 years of progressive experience in commercial construction industry estimating and managing projects, preferably in general contracting and / or drywall and interiorsProven track record partnering with the field on project deliveryField exposure or experience a plusSkills
Knowledge of construction practices and project management methodsStrong relationship building skillsStrong numerical and reasoning skillsWorking knowledge of Microsoft Office products; specifically, Outlook, Word and ExcelExperience with estimating, scheduling and / or project management technology (Quick Bid, On-Screen Take-Off, project management and blueprint collaboration software such as Bluebeam, PlanGrid, etc.)Working Conditions
