Overview
Join Sunstone Property Management as an Assistant Community Director and become an essential part of our team. In this dynamic role, you’ll support the Community Director in overseeing the entire community’s operations, with a strong focus on accounts receivable and reporting. As the right hand of the Community Director, you will ensure the smooth functioning of the community and foster a vibrant atmosphere.
Duties & Responsibilities
Operations & Financial Management
· Assist the Community Director in managing daily operations and ensuring community objectives are met.
· Maintain accurate resident financial records and oversee accounts receivables.
· Update daily all rents, deposits, and application fees received from residents.
· Issue appropriate notices (e.g., late payment, eviction, returned check, compliance) while adhering to local/state/federal law and Skyline procedures.
· Deposit all payments and process all receipts by the end of bank close each day.
· Prepare and analyze financial reports, focusing on move-in costs, application finances, and future resident/new
move-in finances.
Resident Relations
- Focus on resident retention and fostering resident relationships.
- Ensure the resident and prospective resident experience is at the forefront of all activities.
- Maintain a positive mindset when communicating with the team, leadership, residents, community members, and prospects.
- Physically inspect the community, pick up litter, and report any service needs to the service team.
- Inspect all move-outs and vacancies when requested.
- Manage lease renewals and provide proper notice in a legal timeline with weekly reporting to the Community Director.
- Keep daily records on lease renewals, terminations, applications, cancellations, and denials.
Marketing
- Be knowledgeable of all phases of leasing and resident retention, including market and community climate.
- Maintain a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective and current residents meet. Boast the Skyline Lifestyle & Experience.
- Answer incoming phone calls and handle each call accordingly.
- Maintain awareness of local market conditions and trends. Contribute ideas for marketing the community and improving resident satisfaction.
- Provide a monthly social media calendar for approval, managing brand awareness and presence via platforms like Instagram, Facebook, and TikTok.
- Prepare monthly future-resident activities and events such as open houses and community outreach events to the Community Director.
Administrative
- Update required reports concerning move-out notices, leasing performance, CRM engagement, and renewals.
- Proofread all lease paperwork and process move-ins and move-outs.
- Process and distribute all security deposit move-out reports within the legal timeframe as needed.
- Accept service requests from residents and new move-ins and route to maintenance for prompt processing. Conduct service follow-up with residents when work is completed.
General
· Performs any additional duties assigned by the Community Director and/or other leadership as needed.
Qualifications
Experience
· 1-2 years in a leadership role in a community management position required
· Lease-Up experience highly preferred
· RealPage & KnockCRM experience preferred
Physical
· Position requires excellent leasing and closing skills, ability to understand ledgers and financial reporting, and the person must have basic computer skills and be organized.
· Work Hours: 40 hours per week with flexible workweek, including weekends.
Travel
· Must have a valid U.S. Driver’s License & Automobile Insurance
· Ability to operate company vehicles such as the community golf cart
· May need to utilize personal transportation to inspect apartment community and surrounding neighborhood, make corporate office visits, visit the bank, as well as monthly market research and community outreach approximately 33% to 66% of the time.
