What are the responsibilities and job description for the Construction Cost Estimator position at Marshall Retail Group?
Well-established, rapidly growing retail company is seeking a Construction Cost Estimator! The Construction Cost Estimator is responsible for establishing a comprehensive understanding of the existing conditions at all potential project sites and developing detailed cost estimates by completing pre-bid site visits, reviewing RFP documents, and collaborating with local contractors.
The primary purpose of this position is to ensure adequate capital is allocated to deliver the full scope of the concept design renders in a cost-forward manner, while not tying up excessive funds with overly conservative estimates. This position will work closely with Business Development, Creative Store Design, and the Operations NSO team to ensure projects are being priced to deliver all required parameters of the opportunity, without committing excess capital that could be deployed elsewhere.
Job Responsibilities
- Determine the existing conditions for all potential new store and remodel projects by reviewing RFP documentation and completing site visits during the due diligence phase of projects.
- Draft a summary brief of effort and costs associated with each space for the Creative Store Design team to outline the potential financial impacts of certain scopes of work.
- Provide a benchmarked cost-per-square-foot placeholder capex estimate to Finance for initial high-line P&L to complete initial opportunity analysis
- Work with contractors to understand regional construction market conditions and understand any potential local code requirement that will impact cost outcomes
- Develop comprehensive cost estimates for concept designs to ensure adequate budget is allocated to deliver the full scope of the concept renders, while not trying up excessive capital with an overly conservative figure.
- Provides list of cost saving opportunities both in the form of value engineered finishes/design details, and scope omission to guide the pre-bid design process to track to the target cost outcome
- Tracks any changes to the designs and associated cost impacts throughout the post-award design review and approval process.
- Produces pre-construction cost journey summary to be issued to PM at commencement of procurement process
- Maintains detailed record of all estimate and final commercial positions the ensure accurate history of accuracy of initial estimates and drive perpetual improvement
