Provides necessary maintenance as well as for functioning as a team leader to provide guidance to lower-level Maintenance staff in performing advanced welding, electrical, plumbing work, or other trades work. Additional responsibilities include involvement in the record keeping of various maintenance projects as well as reporting to higher-level management with the outcomes of projects that have been assigned. Job responsibilities require the ability to work both independently and cooperatively as a working member of a team. Work is performed under general direction, working from established policies and procedures. While the supervisor sets the overall goals, the General Maintenance II Lead and the supervisor work together to establish objectives, deadlines, and projects.General Duties:Monitor inventory levels of materials and equipment; research prices for parts, materials and equipment; select vendors; order, receive and maintain inventory of materials and equipment as needed.Perform semi-skilled, and unskilled work in other building trades as assigned.Plan, organize and lay out assigned tasks; interpret plans, diagrams, blue prints, sketches and specifications; receive, and prioritize.Maintain various records related to projects and assigned activities.Train and provide work direction and guidance to assigned personnel.Perform preventative and safety inspections in assigned skilled trade area.Maintain tools, equipment, shop and work areas in a safe, clean and orderly condition.Communicate with personnel, supervisors, vendors and various outside agencies to exchange information, coordinate activities and resolve issues or concerns.Operate a variety of hand and power tools; operate a computer and assigned software; drive a vehicle to conduct work.Perform journey-level carpentry work in the maintenance, repair, construction, alteration, forming, framing and finishing of buildings, furniture and facilities; ensure compliance with building, health and safety laws, codes, regulations and standards.Develop and implement carpentry construction, maintenance, repair and enhancement projects.Perform the construction, installation, maintenance and repair of woodwork including cabinets, counters, handrails, bookcases, shelves, doors, window frames and furniture; match materials with color, grain or texture; repair and replace cabinet hardware; repair and maintain building and facility roofing as required.Build partitions; construct walls using paneling and other decorative materials; install, replaceand repair partitions, ceilings and other items; cut, fit, and hang doors; install and repair drywall.Dig holes, pour cement, install new posts in the ground.Operate a variety of specialized equipment including saws, drills, presses and various hand and power tools.Perform a variety of journey-level activities in the painting of designated buildings and facilities and preparation of related surfaces; ensure compliance with building, health and safety laws, codes, regulations and standards applicable to the painting trade.Perform in the preparation of various surfaces such as wood, concrete, metal and plaster for surface coverings; strip, sand and remove existing paint as necessary; patch and plaster holes; remove dents and sand rough surfaces.Mix and match paints and finishes to blend, harmonize or contrast colors; apply primers and finish coats.Perform a variety of duties related to the painting of designated buildings, facilities, furniture and equipment to maintain proper appearance and protection from rust and decay; mask, sandblast, cover or remove graffiti from walls, doors and windows; utilize chemicals as needed.Patch walls and repair wall coverings as needed; repair sheetrock, masonry and other building materials; refinish or repaint wood, furniture and other equipment as needed.Develop and implement painting projects; create signs and nameplates; monitor, assess and modify activities in response to project progress.Clean and maintain brushes, tools, and other equipment; erect, move and work from ladders, scaffolding and platforms.Operate a brush, roller, or spray gun to apply a variety of surface coverings such as paint, varnish, enamel, lacquer or other protective or decorative finishes to a variety of surfaces, including wood, metal, glass, plaster, stucco, wallboard, brick, cement, and roofs.Participate in a variety of skilled activities in the installation, maintenance, repair, and alteration of District buildings, locks, facilities, and equipment.Inspect, troubleshoot, diagnose, maintain, replace a variety of parts and equipment related to building trades.Develop and implement work projects.Estimate material, equipment, and supply needs.Train and provide work direction and guidance to assigned personnel.Replace defective parts and components as necessary.Observe health and safety regulations and procedures.Communicate effectively both orally and in writing.Establish and maintain cooperative and effective working relationships with others.Meet schedules and timelines.Understand and follow oral and written instructions.Work independently with little direction.Maintain various records related to work performed.Read and understand blueprints and trade related drawings.Operate and maintain a wide variety of hand and power tools and equipment.Plan, organize and lay out projects.
