Facilities Maintenance Tech

Job Summary

Incumbent is responsible for performing repair and maintenance duties to maintain and upgrade the appearance of the Company's facilities by assuming responsibility for assigned projects, determining most cost-effective means for completion, ordering materials, performing work directly and/or scheduling manpower, and providing technical direction.

Responsibilities

• Performs carpentry, painting, electrical, and plumbing tasks to repair, demolish, and/or construct facilities. Duties may include stripping, priming, and painting machinery; designing, constructing, staining, and finishing cabinets and furniture; taping, bedding, texturing, and painting walls; hanging vinyl or other wall coverings; framing and hanging doors; performing basic masonry repair; etc.
• Assumes responsibility for assigned projects. Determines most cost-effective means for completion and submits recommendations to Team Leader for approval. Provides technical direction and oversees project completion.
• Performs routine scheduled preventive maintenance tasks. Identifies possible additions or revisions to PM program and submits recommendations to Team Leader. Operates and maintains major equipment including boilers, chillers, pumps, pneumatic controls, cooling towers, condensers, etc.
• Moves furniture, boxes, and equipment utilizing hand truck for loading and unloading as needed. Drives Company vehicle to move materials between locations.
• Installs and assembles modular furniture. Redesigns work areas by measuring floor/working space and furniture, tearing down and reassembling furniture, and providing input to user regarding design, etc.
• Collects, removes, stores, and properly disposes hazardous waste according to EPA guidelines.
• Trains and directs lower-level Technicians in the completion of assigned duties. Maintains all paperwork (e.g., work orders and maintenance records) correctly and legibly. Responds to emergency calls during off-duty hours and performs any other maintenance or repairs as delegated by his Supervisor or Team Leader.
  
  

Skills And Experience

Experience: 5 Years

Field of Experience: 6-10 years of experience acquiring a thorough knowledge of and skills in carpentry, plumbing, and painting maintenance in order to perform carpentry, plumbing, and other maintenance duties. Previous welding experience required to build pipe hangers or repair handrails. Knowledge acquired through trade school course and equivalent experience also acceptable qualifications for this position.

Education: High School Diploma or Equivalent

Education Focus: High school diploma or equivalent, including the ability to read and understand a variety of job-related instructions and documents, perform a variety of mathematical calculations, and use many types of equipment

Additional Skills And Abilities

• Must be able to use various hand and power tools in order to perform carpentry, plumbing, painting, electrical and preventive maintenance tasks.
• Ability to replace motors, pulleys and belts and properly align and adjust
• Read blueprints and drawings to understand or plan the layout of plumbing, waste disposal and water supply systems.
• Cut, assembles and install pipes and tubes with attention to existing infrastructure, Sweating pipes 3/4"-2", etc.
• Must possess a valid Texas driver's license and a good driving record to drive Company vehicle between locations.
• Occasional heavy lifting required (up to 75 lbs) and occasional exposure to noise, dirt and weather conditions.
• Good communication skills required to provide work direction to lower-level Mechanics and to schedule and complete projects in the absence of the Team Leader.
• Must pass an audiogram test and comply with the driver safety program.
  
  

Working Conditions

• This position requires exposure to dust, dirt, noise, loud machinery and weather conditions.
• Incumbent is subject to other hazards such as moving mechanical parts, electrical current, chemicals, high heat, high places, and water hazards.
• Must be able to stand, stoop, crouch, kneel, push, pull, reach, and lift above average to heavy weight (75 lbs) in order to move material and equipment and maintain and repair power plant equipment.
• Duties may involve the handling/management of substances designated as hazardous waste by the Environmental Protection Agency. Incumbents assigned such duties must complete an initial training program in hazardous waste management procedures and required annual follow-up training.
• Duties may involve working on ladders and working around moving mechanical parts, electrical currents, chemicals and water.
• Incumbent may be on call and possibly called to work at night or on weekends. Occasional overtime is required.
