Responsibilities:
The following is non-exhaustive as the property management department in nature is flexible per the needs of the client, the tenant, the season, and the other MRG departments:
- To issue professional verbal and written responses to Tenants and Vendors; to exercise expert customer service.
- To track lease requirements for current and inbound tenants including but not limited to periodic sales reports, certificates of insurance, signage changes and requests, equipment replacements, move ins and move outs, notice addresses, contact information.
- To meet with Vendors/Contractors and utility representatives onsite to obtain bids, start and stop service, etc; to conduct periodic building and property inspections.
- To coordinate all annual and periodic life safety tests and Landlord-lease requirements in a timely fashion.
- To grow to be an expert in Sage 300 Property Management software; maximize use of Microsoft apps as well as Procore.
- To create and maintain the portfolio utility database; investigate variances/estimates; assist with billback transition periods to Tenants per lease.
- To confirm payables are received per contract, per agreement and all utilities are in line with season, occupancy.
- To assist with property budgets and be familiar with property variances; assist with recurring maintenance and service agreements; be prepared to run apples-to-apples comparisons on expenses and take direction from the Director.
- To work with the Director of Property Management to update and improve Rent Rolls for property tax appeal requests, bank requests, rent revenue forecasting, etc.
- To work daily with the recurring vendors in the field, janitorial staff and teams, and the any other maintenance managers in a support role.
- To assist with collections as needed.
- To assist in the marketing of MRG management services.
- To act as liaison between ownership, management, accounting, leasing, legal, construction and marking as needed.
Compensation: Salary commensurate with experience
Must Haves:
- Retail Real Estate experience and Construction (Must have commercial, would like to see Retail Commercial and Construction)
- Reliable transportation and current, active Driver's License
- Real Estate and/or real estate accounting experience
- Customer service experience
- High energy and approachability as position includes walking into and through Tenant suites
- Ability to climb a 3’-40’ ladder and carry 25lbs comfortably.
- Basic knowledge of accounting principles and the ability to perform quick mathematical calculations
- Detail oriented and work well as part of a team
- Excellent time management and ability to communicate effectively
- Strong technical skills and have a high proficiency for Microsoft and/or Google Suite
- Ability to field emergency calls 24/7 and navigate response
- Proof of flexibility and troubleshooting skills
Nice to Have:
- History of collection work and triple net reconciliations
- Work with RFPs and Bid Comparisons
- Sage 300 Property Management, Yardi, Procore, Trello, AvidXchange or similar software experience
- Degree from an accredited college or university
Job Type: Full-time
Pay: $65,000.00 - $100,000.00 per year
