Director of Land Acquisition Responsibilities
Land Acquisition
- Conduct in-depth market analyses to pinpoint opportunities for future land acquisitions, identifying both gaps and concentrations.
- Stay abreast of market activities and emerging trends to inform acquisition strategies.
- Proactively generate potential acquisitions through networks of land brokers, local contacts, and developers.
- Assess and present market data and analyses to evaluate the feasibility of potential projects.
- Lead project initiation by pinpointing parcels, negotiating with sellers, conducting due diligence, crafting letters of intent in collaboration with legal, and assessing development viability.
- Oversee the entitlement and annexation process to secure final project approval.
- Represent the company in presentations to municipal bodies, homeowners associations, and landowners.
- Collaborate with legal to negotiate, prepare, and present contracts, amendments, and easements related to land contracts as needed.
Land Feasibility and Due Diligence
- Conduct comprehensive reviews of proposed sites for development feasibility.
- Gain an in-depth understanding of local municipal zoning and subdivision ordinance requirements.
- Collaborate with engineering consultants to create preliminary sketch plans, considering site constraints and development codes.
- Perform detailed due diligence and site feasibility analyses, focusing on regulatory requirements, entitlements, and cost-effective design.
- Develop approval schedules and preliminary site development budget estimates.
- Work with regional management and design consultants to conduct technical reviews and value engineer design elements, aiming to reduce costs and enhance market value.
- Prepare and present final due diligence reports and executive summaries, offering recommendations on land deals based on feasibility results.
- Assist Land Development Manager in preparing preliminary and bank land development budgets as required.
Director of Land Acquisition Qualifications
- A minimum of 7 years of professional experience in land acquisition/divestiture and development.
- A Bachelor’s degree in Business or a closely related field is strongly preferred.
- Proven expertise in designing and negotiating deal structures that align with specific underwriting requirements.
- Exceptional oral and written communication skills, complemented by a strong emphasis on effective human relations.
- Solid background in contract negotiation and agreement on terms.
- Demonstrated capacity to effectively manage multiple priorities in a dynamic, fast-paced environment.
