About the Role:

We are seeking a skilled Maintenance Technician to join our team, responsible for maintaining the high-rise condominium complex, including its water pump heat system. The ideal candidate will possess the technical expertise and qualities necessary to ensure the smooth operation of all building systems, with a particular focus on the water pump heat system.

Responsibilities (R2A2 Framework):

Responsibility:

· Maintain, repair, and ensure the efficient operation of all common areas, including but not limited to landscaping, swimming pools, fitness centers, meeting spaces, and other amenities.

· Perform routine preventative maintenance to ensure building systems, especially the water pump heat system, operate efficiently.

· Respond promptly to maintenance requests from residents and management.

· Conduct regular inspections of the water pump heat system to identify potential issues and address them proactively.

· Maintain accurate records of maintenance activities and system performance.

Authority:

· Authorize minor repairs and maintenance activities within budgetary constraints.

· Coordinate with external contractors for specialized repairs, ensuring compliance with condominium standards and policies.

· Make decisions regarding the prioritization of maintenance tasks based on urgency and impact on residents.

Accountability:

· Ensure all maintenance tasks are completed efficiently and to a high standard, minimizing disruption to residents.

· Adhere to all safety policies and procedures, ensuring a safe working environment for all staff and residents.

· Provide regular updates and reports on maintenance activities to the Community Association Manager (CAM).

Assistance:

· Work collaboratively with the on-site management team and other maintenance staff.

· Assist in training new maintenance staff on building systems and safety procedures.

· Provide support during emergencies and ensure quick resolution of issues.

Qualifications:

• Proven experience as a Maintenance Technician, with specific experience in high-rise buildings preferred.
• Strong knowledge of water pump heat systems and general maintenance processes.
• Experience in condominium or similar property maintenance is a plus.
• Good physical condition and strength, with the ability to work in awkward spaces.
• A diploma from a trade school or successful completion of an apprenticeship is preferred.
• Valid Certified Maintenance Technician (CMT) certification is a plus.
• Valid Certified Pool Operator (CPO) certification is a plus.
• Knowledge of Outlook Office and My Green Condo is a plus.
• Excellent problem-solving skills and attention to detail.
• Strong communication skills and the ability to work well with residents and management.

Schedule:

• 8-hour shifts
• Flexibility to work various shifts, including nights, weekends, and holidays.
