What are the responsibilities and job description for the JR Maintenance Technician position at Maximus Real Estate Partners LTD?
Position Purpose
Performs upkeeping cleaning and light maintenance/repair duties necessary to maintain and enhance the value of the community. Ensures that the community meets the quality cleaning standards set by Maximus Real Estate Partners, Ltd.
Essential Duties
- Upkeeps the grounds, amenities, building exteriors and leasing office, parking lots and other community buildings.
- Performs office and amenity cleaning daily, trash removal, wipe down of equipment, reset furniture and equipment, restock kitchen/coffee bars, restock bathroom supplies
- Responds to work orders trouble shooting and completion related to cleaning, minor maintenance, apartment turn over, community grounds/landscaping
- Partners with technicians to assist with the cleanup of plumbing or appliance backups to restore apartment conditions.
- Assists in the preparation of market ready units, including removing trash from vacant apartments prior to make-ready
- Performs administrative tasks related to the completion status of work orders and projects.
- Assists in cleaning of apartments for turn over when necessary
- Provides support in the set up or rearranging of model apartments or workspaces
- Maintains grounds with trash/debris pick up, ensuring gutters/storm drains are clear, maintain walkways by sweeping/leaf blowing, empty pet pick up stations
- Performs various community maintenance functions. Records activity in maintenance log; these functions may include, but are not limited to:
- Water intrusion repairs
- Plumbing repairs
- Appliance trouble shooting
- Painting/sheet rock repairs
- Electrical troubleshooting
- HVAC Repairs
- Vinyl/carpet Repair & Installation
- Hardware, lightbulb, and fixture replacements
- Reports maintenance/safety concerns for repairs on vacates, models, clubhouse, and/or communal areas to the Maintenance Manager
- Assists the Maintenance Manager or Community Manager on special maintenance projects, (i.e., preventative maintenance of building components and/or mechanicals)
- Resolves or formally escalates maintenance defects in public areas and amenities
- Responds immediately report all unsafe conditions
- Other duties may be assigned
Minimum Requirements
Education and Experience
- High school diploma or GED
- 2 years of experience
Certificates and Licenses
- Valid drivers’ license along with good driving record and auto insurance is required.
- Maintain Fair Housing Certification
Knowledge, Skills, and Abilities
- Knowledge of electrical, carpentry, plumbing and related trade fields.
- Knowledge of practices, tools, equipment, methods, and materials used in maintenance.
- Knowledge of Safety Data Sheets
- Proficient in mobile or desktop maintenance CRM site
