Job Summary: We are seeking a detail-oriented and proactive Commercial Property Manager to oversee the daily operations of a portfolio of commercial properties. This role involves managing tenant relations, ensuring properties are well-maintained, and maximizing the financial performance of the assets. The ideal candidate will have excellent organizational skills, a strong understanding of real estate operations, and the ability to effectively communicate with tenants, vendors, and property owners.
Key Responsibilities:
- Property Operations: Oversee day-to-day operations of multiple commercial properties, ensuring they are maintained to the highest standards and in compliance with safety and environmental regulations.
- Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, resolving complaints, and ensuring tenant satisfaction. Coordinate lease renewals, rent collections, and lease enforcement.
- Financial Management: Manage property budgets, track expenses, and prepare financial reports. Ensure that all rent payments are collected on time and any delinquencies are promptly addressed.
- Vendor Management: Hire, supervise, and manage vendors for maintenance, repairs, and service contracts. Ensure that all work is completed efficiently and within budget.
- Lease Administration: Review and enforce lease terms, ensuring all obligations are met by both tenants and property owners. Prepare and manage lease documentation, including renewals, amendments, and terminations.
- Property Inspections: Conduct regular property inspections to assess building condition, identify maintenance issues, and ensure compliance with legal requirements.
- Marketing & Leasing: Collaborate with leasing teams to market available spaces, negotiate lease terms, and attract high-quality tenants to the property.
- Reporting & Documentation: Maintain accurate records of property activities, financial transactions, and communication with tenants and vendors. Prepare monthly and quarterly reports for property owners or senior management.
Qualifications:
- Minimum of 3-5 years of experience in commercial property management or a similar role.
- Strong understanding of real estate management principles, including budgeting, leasing, and maintenance.
- Excellent communication, negotiation, and interpersonal skills.
- Proficient in property management software (e.g., Yardi, Apto, Etc.) and Microsoft Office Suite.
- Ability to work independently, prioritize tasks, and handle multiple responsibilities in a fast-paced environment.
Preferred Qualifications:
- Previous experience with a large, multi-site commercial property portfolio.
