Position Overview:
We are seeking a dynamic and experienced Area Project Manager to oversee approximately 1,000 homes across multiple markets for our single-family rental company. The ideal candidate will be responsible for managing and training local Project Managers, ensuring quality control, manage select construction jobs, and overseeing vendor performance. This position requires up to 40% travel and reports directly to the Regional Project Manager.
Key Responsibilities:
Leadership and Team Management:
- Manage and train Project Managers within the assigned area to ensure high performance and alignment with company standards.
- Provide mentorship, guidance, and feedback to team members to foster professional growth.
Construction Oversight:
- Supervise activities across multiple markets to maintain consistent quality and performance.
- Conduct vendor training, onboarding, and corrective actions when necessary to meet company standards.
- Oversee due diligence processes as required, providing expert insights and recommendations.
- Conduct project kick-off meetings, progress check-ins, and punch list creation.
Quality Control:
- Ensure all properties are maintained to company standards through regular inspections and audits.
- Implement corrective measures for quality discrepancies as needed.
Performance Monitoring:
- Track and ensure Key Performance Indicators (KPIs) are consistently met across all managed markets.
- Utilize company software tools, such as SiteCapture and Taskray, to monitor, report, and improve project performance.
Vendor Management:
- Develop and maintain strong relationships with local vendors and contractors.
- Oversee vendor compliance, performance reviews, and adherence to contract terms.
Market Support:
Assist with maintenance consulting and troubleshooting within regional markets.
Requirements:
Experience:
- Minimum of 5 years in project management, property management, or a related field, preferably within the single-family rental or real estate sector.
- Proven experience managing multiple teams across diverse markets.
Skills:
- Strong leadership and training capabilities.
- Excellent organizational and time management skills.
- Proficiency with SiteCapture and Taskray software.
- Exceptional communication and interpersonal skills.
Travel:
- Ability to travel up to 40% of the time across assigned markets.
- Education:
- Relevant certifications (e.g., PMP, real estate license) are a plus.
