Job Summary
Oversees all residential and commercial capital projects; responsible for creating and implementing the overall development scope and strategy for the company; responsible for representing ownership interests with Partners, consultants, and others at the corporate level.
Essential Functions
- Lead role in oversight of capital project development, including multi-family and single-family residences, as well as community centers, utilities, site amenities, etc.
- Represents Mayroad's ownership interests with Partners to ensure all activities align with established strategies; coordinates and ensures buy-in and approval of all contractual actions.
- Supports new business development opportunities as they arise.
- Develops and implements project-specific strategies for existing and new multi-family and single-family housing projects ensuring each asset delivers expected financial metrics as it relates to Development and Construction Management.
- Thoroughly understand and uphold the vision, contractual agreements, and roles and responsibilities of the partnership structure.
- Create, negotiate terms, and maintain transaction documents related to partnership governance, contractual relationships, and strategic alliances.
- Manage project meetings with all stakeholders.
- Partner with various support services to ensure delivery of the vision, scope and services.
- Responsible for accounting related tasks on development projects (such as, coding and approving soft cost related invoices).
- Works closely with SVP of F&A and Accounting team in preparation of Monthly Development draws on behalf of the Owner and ensure accuracy and meets contractual requirements. Meets with Owners, Partners, lenders, consultants and contractors to plan, develop, and execute operational strategies that ensure company growth and effectiveness.
- Collaborates with all stakeholders in the development of project plans to ensure all interests are represented.
- Oversees project planning and development, including schedule, scope, and budget to support the overall development objectives.
- Responsible for program and annual development budgets; ensures projects are completed per schedule and within budget parameters.
- Ensures compliance with partnership closing documents and holds all stakeholders accountable for adherence to the terms.
- Works with executive senior leadership to maximize efficiencies in order to best support operational excellence.
- Negotiates contractual agreements with third-party entities, consultants, vendors, and sub-contractors.
- This position is deemed Key & Essential and, as such, may be required to work onsite beforehand, during, and after any accident, emergency, or disaster in order to best protect and care for our residents and assets.
- Performs other job-related duties as assigned.

Required Qualifications
- EDUCATION - Preferred bachelor's degree in architecture, engineering, planning or construction management, business management, or time in a similar position.
- 10 years of progressive experience in residential/light commercial real estate construction/development and corporate leadership.
- Experience overseeing a multi-site, multi-partner portfolio, preferably with management over construction and development in multiple states.
- MHPI, P3 experience strongly preferred.
Knowledge, Skills & Abilities
- Full understanding of the entire construction life cycle, from initiation to project close-out.
- Outstanding negotiation, collaboration, and communication skills; strong people and leadership skills; ability to communicate with vendors, contractors, professional consultants, attorneys, peers, associates, subordinates, and customers.
- Ability to negotiate and finalize deals in a timely manner.
- Able to professionally represent the company; comfortable working with all entities at a corporate level, including Partners, lenders, design professionals, corporate leaders, attorneys, government officials, etc.
- Proficient with project management software; experience with Job Cost software.
- Proactive and able to work autonomously to identify and solve financial and fiduciary challenges related to construction and property development from inception to completion.
- Deep knowledge of full life cycle budget planning and critical path scheduling.
- Demonstrated success in leadership, staff development, and team building by balancing resources, priorities, needs, and policies.
- Strong computer skills, including MS Teams, Word, Excel, Adobe, and Outlook.
- Excellent organizational skills: ability to manage multiple complex time-sensitive projects concurrently while maintaining perspective on company priorities.
- Refined attention to detail.
Work Environment
While performing the duties of this job, the employee regularly works in an office setting with travel expected to be up to 50 percent. Must be able to work from home with minimal distractions from outside sources (e.g., family, pets, etc.). When visiting installations, particularly construction/renovation sites, may require the use of Personal Protective Equipment. May involve exposure to industrial hazards, including heat, cold, climate conditions, and hazardous environments associated with construction.

Ability to travel regularly. No heavy lifting is expected. However, travel requirements may require exertion of up to 25 lbs. of force.
Regular use of the telephone and e-mail for communication is essential. Prolonged sitting and the frequent use of use of hands for typing and other tasks are typical. Hearing and vision within normal ranges are helpful for normal conversations, receiving ordinary information, and preparing or inspecting documents. While performing the duties of this job, good manual dexterity for the use of common office equipment such as computer terminals, calculators, and printers/copiers is needed.
