MAINTENANCE TECHNICIAN

Scope and Purpose: To be responsible, under general supervision, for the overall appearance, maintenance, and repair of the residential and/or commercial properties under management with McCullough
Development, Inc.

Reports to: Property Manager and/or Management

FLSA : Non-Exempt

Essential Tasks : (Employee must be able to perform the following functions to the satisfaction of the employee’s supervisor)

  • Complete maintenance work orders as assigned and in a timely manner.
  • Must have the necessary skills and provide basic hand tools to effectively complete daily tasks.
  • Operate a variety of machinery, equipment and tools including saws, router, drills, sanders, planers, drill presses and various hand tools.
  • Notify management when hazards, defects, and the need for adjustment or repair is identified.
  • Identify and perform minor carpentry:

✓ Replace doors ✓ Repair drywall ✓ Hang blinds ✓ Replace ceiling tile holes

✓ Spot paint or fully ✓ Clean laundry ✓ Replace old ✓ Repair window/door paint apartments (dryer) vents caulking/grout screens

✓ Fill nail holes ✓ Stain ✓ Install ✓ Replace doorknobs woodwork deadbolts

  • Identify and perform basic service and repair on plumbing fixtures:

✓ Clear clogged sinks ✓ Clear toilets ✓ Repair/replace ✓ Repair/replace toilets faucets

  • Identify and perform minor appliance and electrical work:

✓ Ignite pilot lights ✓ Replace ✓ Replace light ✓ Have general for gas furnaces garbage fixture ballasts knowledge of gas and water heaters disposals and and electrical stoves dishwashers

  • Identify and perform minor lawn work:

✓ Rake, blow, pick up ✓ keep common areas ✓ Snow ✓ Clear roof leaves free of debris Removal gutters of leaves✓ Pick up trash, patrol ✓ Cut and haul off doggie stations brush and tree limbs

  • Follow established company policies and those outlined in the Employee Handbook.
  • Inspect buildings, electrical systems, grounds, and equipment to ensure safe, well-maintained conditions.
  • Maintain inventory of tools, supplies, and equipment; recommend tools, supplies, and equipment for purchase.
  • Assist with moving, loading and unloading of supplies, furniture, appliances, and equipment.
  • Abide safety standards that comply with all company, local, City, State, and Federal guidelines.
  • Wear proper protective equipment while performing job duties.
  • Report to site office and be available to work daily scheduled hours. Required to participate in the 24- hour emergency maintenance “On-Call” rotation, which provides emergency service to the residents, as needed, during non-business hours (evenings & weekends).
  • Have reliable transportation and a valid driver’s license.
  • Must maintain a professional and courteous manner with residents, visitors, contractors, and employees.
  • Accurately complete daily payroll timesheets and work orders and submit to Property Manager.

Maintain accurate mileage reimbursement logs, as applicable.

  • The tasks are not limited by this list and shall include all items requested by the Property Manager and/or Management to assist in the success of the properties.

Education, Experience, And Licenses/Certifications : (A comparable amount of training, education or experience may be substituted for the minimum qualifications). Completion of high school/GED and two years related maintenance work experience.

Knowledge, Skills, And Abilities: Understanding of methods, techniques, materials, tools, and equipment used in maintenance, repair, and electrical work. Ability to use required tools and equipment skillfully and safely. Thorough knowledge of proper safety techniques, occupational hazards and procedures while using chemicals, power tools, hand tools and equipment. Knowledge of MDI emergency procedures. Knowledge of proper lifting techniques. Ability to perform work independently and prioritize work assignments. Ability to clean up area after work is completed.

Communication Skills : Ability to establish and maintain effective and cooperative working relationships with employees. Ability to interact and communicate effectively in a tactful and courteous manner with a variety of people, including residents, visitor, contractors, employees, and the general public. Ability to manage interpersonal conflict situations requiring tact, diplomacy, and discretion. Ability to read, understand and follow oral and written directions, instructions, regulations, or procedures.

Regularly required to stand, walk, use hands and fingers to handle or feel objects and tools. Occasionally required to sit and drive. Occasionally must squat, kneel, reach above the head, and reach forward. Daily uses hand strength to grasp tools, supplies and equipment. Occasionally climbs ladders. Frequently lift and/or move up to 20 pounds, occasionally lift and/or move up to 100 pounds.

Regularly works indoors and outdoors. Occasionally works with toxic chemicals such as petroleum products, degreasers, sprays, pool chemicals. Moderate noise level. Occasionally exposed to unpleasant smells and working conditions caused by resident neglect, food spoilage and sewage problems. Frequently exposed to wet and/or humid conditions, fumes, airborne particles, outside weather conditions, extreme cold, and extreme heat.

MDI Employee Benefits:

Employees must regularly work thirty (30) or more hours each week to qualify for MDI- sponsored insurance plans. Employees are eligible for MDI-sponsored insurance plans on the first day of the month following sixty
(60) calendar days from the day the employee begins working for MDI.

Job Type: Full-time

Pay: $19.00 - $20.00 per hour
