Job Summary
We are seeking a highly motivated and organized Part-time Leasing Representative to join our team at McCullough Development Inc. The successful candidate will be responsible for assisting the Property Manager with the day-to-day operations of the property, with primary emphasis on leasing apartments and maintaining good tenant relations.
Key Responsibilities
- Greet and assist current and prospective residents, providing exceptional customer service and ensuring a positive experience.
- Develop a thorough understanding of rental policies, lease terms, and community policies to effectively communicate with residents and prospects.
- Show apartments to prospects, highlighting the features and amenities of our properties.
- Schedule appointments and prepare leases and other paperwork for signing.
- File and maintain resident files, ensuring accurate and up-to-date information.
- Receive and respond to maintenance requests from current residents, prioritizing their needs and ensuring timely resolution.
- Advertise available apartments through various online channels, as directed by the Property Manager.
- Conduct secret shops of competitor's apartment communities to stay informed about market trends and competitor activity.
- Conduct check-ins for new residents, ensuring a smooth transition and a positive experience.
- Develop and maintain knowledge of current rental rates, sizes, locations, and all amenities of the property/property group.
- Assist the Property Manager with pre-inspections, ensuring that properties are prepared for viewing and that all necessary paperwork is completed.
- Assist with turnovers and be available to work longer hours during major lease-up and turnover seasons.
- Perform various property-related tasks, including posting resident notices and water bills, preparing property newsletters, and planning special events for residents.
- Assist the Property Manager in the collection of delinquent rents, ensuring timely and effective communication with residents.
- Report unusual or extraordinary circumstances about the property or residents to the Property Manager, ensuring prompt attention and resolution.
- Report to the office and be available to work daily scheduled hours, with flexibility to work Saturday hours for weekend showings as needed.
- Have reliable transportation and a valid driver's license, with the ability to navigate a variety of properties with stairs.
- Abide by safety standards that comply with all company, local, City, State, and Federal guidelines, ensuring a safe and healthy work environment.
- Follow established company policies and those outlined in the Employee Handbook, demonstrating a commitment to excellence and professionalism.
Requirements
- High school diploma or equivalent required, with a minimum of one year of sales experience or a comparable amount of training, education, or experience.
- Basic knowledge of Excel and Word, with the ability to perform work independently, prioritize assignments, meet timelines, and follow through.
- Pleasant, friendly, customer-service oriented personality, with the ability to work with, understand, and respond to residents, employees, and persons of all ethnic and family backgrounds.
- Demonstrate ethical conduct and professionalism, with a commitment to excellence and a positive attitude.
- Ability to establish and maintain effective and cooperative working relationships with employees, interact and communicate effectively in a tactful and courteous manner with a variety of people, and manage interpersonal conflict situations requiring tact, diplomacy, and discretion.
- Ability to understand oral and written directions, arrive at decisions, develop conclusions, and solutions, with a focus on providing exceptional customer service and ensuring a positive experience for residents and prospects.
Work Environment
The work environment is primarily in a standard office setting with frequent interruptions and distractions. Extended periods of time viewing computer monitors are required, and occasional exposure to unpleasant smells and working conditions caused by resident neglect, food spoilage, and sewage problems may occur.
Compensation
- Hourly wage is based on qualifications and experience.
- Set monthly cell phone reimbursement for means of communication to property staff and other employees during business hours, per current cell phone policy.
