Construction Superintendent
Established and respected West Michigan commercial general contractor seeks field superintendent to add to our team. This is a long term employment opportunity at a company that values its employee well being.
Candidate must have a minium15 years previous superintendent experience and references. This position is for a talented, motivated field professional who is looking for long term employment. Candidate must have completed several successful low to mid rise commercial projects.
Summary
Reporting to and assisted by the Project Manager and working with the Project Assistant, our Construction Superintendent will be involved in all project activities; startup through punch list closeout to ensure above average project delivery.
Primary Responsibilities:
- Directly control project field operations
- Measure, Monitor and Document project
- Maintain Project Schedule, budget and Quality
- Establish effective working relationships with Owner, Design Team, Subcontractors and Suppliers.
Essential Roles:
- In conjunction with Project Manager, development of project master schedule and advising on issues that have impact on project schedule.
- Verify accuracy of drawing plan measurements of floors, walls, ceilings, etc. Identify discrepancies and take corrective action with Project Manager.
- Prepare and maintain reports in accordance with company procedures including but not limited to:
- Daily Reports
- 3 Week Look Ahead schedules
- Issue documentation and resolution.
- As Built Drawing maintenance.
- Initiate Potential Change Orders
- R.F.I.’s
- Enforcement of project schedule:
- Schedule and routing of materials
- Maintain adequate and competent subcontractor labor crews as approved to complete timely and quality work. Schedule and coordinate work crews consistent with project demands and schedule. Supervise work of crews to ensure work is completed as contracted with a minimal punch list. Meet daily with subcontractors to ensure daily schedules and task lists are understood.
- Participation with Project Manager on change order estimating and approvals;
- Perform “buy-out” of budget estimate line items where necessary.
- Chair project construction meetings with subcontractors, architects, engineers, other vendors and owner to discuss project status. Document issues that impact the project schedule or will impact project budget and assign resolution to appropriate individuals in attendance.
- Review Shop drawings and submittals for content and issues.
- Monitoring and enforcement of safety procedures;
- Continually identify and work through project issues and where appropriate work with Project Manager on resolution.
- Review monthly invoices and assign proper job cost codes for accounting.
- Schedule and supervision of in house field crews for project.
