Opportunity Overview: We are excited to announce a newly created Property Manager position. This role will collaborate closely with our Senior Property Manager and Director to support the team and ensure the smooth operation of the property portfolio. The primary responsibility of this position is to manage a small portfolio of residential properties and the less demanding commercial properties, such as small retail and office tenants with the professional mindset of growing into more complex challenges and responsibilities.

Job Duties:

General:

  • Perform property inspections including buildings, grounds, interiors, and all other facilities.
  • Perform Rent Ready Inspections before marketing for the next tenant
  • Train and oversee Assistant Property Managers.
  • Assist the team by fielding and answering incoming company phone calls when needed.
  • Be available for emergency after-hours calls 24/7 as needed. Average about 3 calls per week. Compensation is reflected in the hourly rate.
  • Oversee tenant security deposit dispositions.
  • Send files to eviction and oversee the eviction process when necessary.

Tenant & Property Owner Communications:

  • Primary point of contact for all Property Management, Maintenance, and Construction Oversight related matters
  • Address and resolve tenant complaints related to rent payments, service requests, etc.
  • Process tenant lease assignment requests.
  • Draft lease renewal offer letters for tenants.
  • Draft property-wide email communications to tenants.
  • Draft emails to property owners for review by the Senior Property Manager & Director.
  • Prepare preventative maintenance recommendations for owners

Vendor Coordination:

  • Identify and establish relationships with quality vendors.
  • Coordinate with vendors for property maintenance, repairs, and improvements.
  • Facilitate large capital improvement projects by liaising with vendors
  • Provide and summarize bids for contracted services & maintenance projects
  • Oversight of tenant improvement projects

Financial:

  • Prepare annual Tenant Operating Expense Reconciliations (CAMs) using MS Excel.
  • Prepare annual budgets for property owners for all properties.
  • Review & monitor property budgets monthly to ensure compliance.
  • Draft monthly narrative for Property Owner Statements.

Marketing & Leasing:

  • Market and show vacant residential properties to prospective tenants
  • Process rental applications for tenants within the portfolio

_ Personality & Skills:_

  • Excellent listening and empathy characteristics to establish and maintain rapport with upset tenants.
  • Must be able to review and comprehend Lease Agreements to determine responsibilities.
  • Superb email communication skills as email is 80% of communications.

Qualifications:

  • 3 years of experience in property management. Commercial management experience preferred.
  • College degree in Real Estate, Business, Accounting, Finance, Law, or a related field preferred.
  • Strong problem-solving skills and ability to work with tenants.
  • Ability to multitask, be flexible, and handle multiple roles simultaneously.

Other Details:

  • Job Type: Full-time, 40 hours per week.
  • Hours: 8:30 AM to 5:00 PM PST (Pacific Standard Time), Monday – Friday
  • Travel: Must have reliable transportation to travel to properties within San Diego County.
  • Education: Bachelor’s Degree or relevant work experience preferred.
  • Tech Skills: Excellent computer skills are required, as well as proficiency in Excel for reconciling tenant operating expenses (CAMs). Experience with AppFolio property management software is a big plus.

Qualifications:

  • Hours: Full-time, 8:30 AM to 5:00 PM Monday – Friday.
  • Must have an active CA Real Estate Salesperson or Broker's License
  • 3 Years experience as a Property Manager
  • Education: Bachelor’s Degree or higher
  • Must have experience preparing annual budgets and ability to perform operating expense reconciliations.
  • Must be available for after hour calls when needed (minimal).
