Job Summary:
The Maintenance Technician performs routine maintenance, troubleshooting, and repair tasks to ensure the property remains in excellent condition. This role includes plumbing, electrical, HVAC, carpentry, and general upkeep of residential and commercial properties.
Key Responsibilities:
- Perform preventive and corrective maintenance on property facilities, including HVAC, electrical, plumbing, and carpentry systems.
- Respond to maintenance requests and work orders from tenants and management in a timely manner.
- Conduct inspections and identify potential issues before they become major problems.
- Repair and replace appliances, fixtures, and equipment as needed.
- Ensure the grounds, common areas, and buildings are clean and well-maintained.
- Maintain accurate records of maintenance work, inspections, and supplies.
- Assist with turnover preparation for vacant units, including painting, cleaning, and repairs.
- Follow all safety procedures and building codes to ensure compliance.
- Work with external contractors and vendors as needed for major repairs.
- Participate in on-call emergency maintenance rotation, if applicable.
- A high school diploma or GED is required; technical certification or vocational training is preferred.
- 2~4 years of maintenance experience, preferably in property management.
- Strong knowledge of HVAC, electrical, plumbing, and general repairs.
- Ability to use hand tools, power tools, and diagnostic equipment.
- Excellent problem-solving skills and attention to detail.
- Strong communication and customer service skills.
- Ability to work independently and as part of a team.
- Valid driver's license and reliable transportation preferred.
- Ability to lift up to 50 lbs.
- Climbing ladders, standing, bending, and kneeling for extended periods.
