Specialty Leasing Representative

Position Summary:

The Specialty Leasing Representative is responsible for generating income and creating value by managing the temporary leasing of in-line stores, carts (RMUs), kiosks, vending, and other non-traditional retail spaces. This role involves strategic placement of specialty retailers, canvassing for new opportunities, and ensuring the Specialty Leasing program achieves income goals. Additionally, the individual will oversee the day-to-day operations, including income management, expenses, merchandising, and accounts receivable. The manager will also maintain effective relationships with tenants, mall staff, and the community, working closely with the General Manager and the SVP of Specialty Leasing.

Essential Duties & Responsibilities:

Program Development & Management

• Develop, implement, and manage the Specialty Leasing program and budget.
• Oversee the selection and screening of specialty retailers.
• Regularly canvass for new Specialty Leasing opportunities and maintain relationships with current tenants.
• Negotiate License Agreements to meet income goals and budget targets.
• Align leasing and merchandising strategies with the overall mall management.

Operational Oversight

• Maintain and regularly update the canvass log to track lead activity.
• Prepare and process all license agreements, securing necessary approvals.
• Coordinate the setup, relocation, and breakdown of Specialty Leasing tenants with mall staff.
• Monitor and update Specialty Leasing budgets and provide reports as required.
• Ensure that all operational guidelines for the Specialty Leasing program are adhered to.
• Renew existing license agreements in a timely manner (at least 30 days prior to expiration).
• Coordinate with Accounting to ensure timely collection of payments from Specialty tenants.
• Ensure the collection of monthly sales reports from Specialty tenants.

Collaboration with Mall Team

• Actively participate in Center Staff Meetings.
• Work with the team to develop and reforecast the center’s budget and other required reports.

Additional Duties

• Perform other duties as assigned.

Education & Experience Requirements

• Prior Specialty Leasing experience may be required.
• Associates or BA degree preferred; a minimum of a high school diploma is required.
• 2-3 years of demonstrated sales experience in a fast-paced environment.

Knowledge & Skills Requirements

• Strong negotiation and sales skills, with the ability to close deals within strict timeframes.
• Experience maximizing deal revenue and negotiating favorable terms.
• Excellent verbal and written communication skills.
• Highly organized with strong planning and time management abilities.
• Ability to work effectively in a team-oriented environment.
• Proficiency in Microsoft Office Suite (Word, Excel, etc.).
• Ability to communicate in English; additional languages are a plus.
• Must maintain a valid driver’s license.
• Flexibility to work occasional nights, weekends, or holidays as necessary.
• Courteous, respectful, and professional demeanor at all times.

Work Environment & Physical Requirements

• The role is primarily office-based with significant computer work.
• Will require occasional walking, standing, and navigating the property for inspections and tenant meetings.
• Travel to offsite locations may be necessary.
• Manual dexterity for keyboard, mouse, phone, or radio use is required.
• Effective verbal communication skills are necessary for phone, radio, or in-person conversations.
• Occasional bending, lifting, and carrying materials weighing up to 40 pounds may be required.
