The Full-Time Maintenance Technician at McKnight Place Assisted Living and Memory Care is responsible for maintenances throughout the building and appearance of outside grounds. The Maintenance Technician also represents McKnight Place Assisted Living and Memory Care to the residents, their guests, families and the community. Each employee makes a significant contribution to our success in fulfilling our mission to safely provide the highest quality services, programs and facilities possible to enhance the quality of life for each resident, each and every day. This position's hours are full-time Monday through Friday, with a 1 to 2 weekends per month rotation.
ESSENTIAL FUNCTIONS, DUTIES AND RESPONSIBILITIES
The essential duties and responsibilities described below are representative, but not necessarily all-inclusive of the position:
Repair equipment, as needed.
Tape and paint walls and ceilings.
Hang pictures, grab-bars, repair lamps, etc., for residents as outlined by work orders.
Perform small carpentry work and plumbing repairs.
Change lightbulbs in common areas.
Clean storage lockers, as needed.
Pick up trash in garage.
Assist with moving furniture, as necessary.
Complete maintenance-related work orders in a timely manner, ensuring emergency work orders are given priority.
Perform minor HVAC repairs, change filters, and assist in diagnosing maintenance issues.
Ensure sidewalks and parking areas are maintained in excellent condition and litter free.
Assist with apartment turnover.
Use all equipment and chemicals in the correct manner to ensure maximum safety and eliminate waste or damage. Use, understand and follow Safety Data Sheets and create and maintain a safe work environment.
Maintain a neat, orderly work space.
Ensure a working knowledge about the fire suppression system, alarms, and shut off policies and procedures.
Assists with emergencies.
Required to work weekends, holidays, after schedule hours if necessary for normal weekend shift coverage, projects, special functions, etc.
Report maintenance and safety items to the Director of Facilities when observed, or to the MOD or receptionist if on the weekend.
Follow established guidelines for maintaining the highest level of confidentiality regarding residents and their personal information.
Follow State Regulations and policies and procedures as outlined in the Employee Handbook.
Follow policies and procedures set by the Director of Facilities and Administration in all areas of duties.
Participate in all training offered by employer.
Demonstrate attention to detail and thoroughness.
Perform other duties as required or assigned.
MINIMUM QUALIFICATIONS
Education:
High school diploma or equivalent preferred.
Experience:
1-2 years experience in building maintenance.
Reasoning Skills:
Ability to understand and follow directions.
Oral/Written Communication Skills:
Ability to read, write, and speak English. Ability to interact pleasantly and effectively with staff, residents and families, and possess clear verbal and written communication skills.
JOB REQUIREMENTS
1. Constantly walking, standing, using arms and hands, handling, grasping, and feeling.
2. Frequently bending, lifting items up to 25 lbs., pushing and pulling items up to 80 lbs. or more, organizing, consulting, planning, and documenting.
3. Occasionally sitting, climbing, crawling, and assisting residents with walking or pushing wheelchairs.
4. Adequate hearing and vision.
5. Constantly understanding and compliance with instruction and policies.
6. Constantly working in inside conditions, with chemicals and equipment.
7. Occasionally working with fumes, odor and dust.
8. Constantly working alone and occasionally with others.
