McLean in Simsbury, is looking for a full-time Maintenance Technician - 40 hours - Monday - Friday 8am-4:30pm with a weekend on call rotation. Full benefits.
POSITION SUMMARY:
Maintenance Technician 2 is a senior level, highly skilled position in the Facilities Department with duties of maintenance, service, and repairs in the areas of plumbing, electrical, HVAC, carpentry, painting, sheetrock, and machine servicing. The Maintenance Tech 2 will execute work orders, complete projects, and communicate effectively with residents, staff, and vendors regarding work order status and completion. Strong customer service skills are required.
ESSENTIAL FUNCTIONS:
Include the following and other duties as assigned.
1. Works with Property Manager to manage ongoing maintenance activities of the department.
2. Supports the Property Manager in planning, coordinating and execution of plant operations, and maintenance of plant and grounds to provide an attractive and safe environment for residents and consumers.
3. Responsible for ordering and maintaining inventory.
4. Execute work orders, complete projects, installs, inspects, repairs and performs preventative maintenance to mechanical, electrical, plumbing, and HVAC.
5. Supports Property Manager in providing training and guidance to lower-level technicians.
6. Acts as a back up to the Property Manager as needed.
7. Assists with miscellaneous facility projects, including painting, drywall, carpentry, installation of fixtures and moving furniture or materials.
8. Perform routine maintenance checks of systems and documentation.
9. Responsible for monitoring and reporting of all building systems. including but not limited to HVAC, boilers, water systems and elevators.
10. Responsible for the oversight of apartment turnovers. Working directly with vendors to assure turnovers are done in a timely and efficient manner while maintaining quality and budget.
11. Support the Property Manager in regulatory survey inspections and audit processes.
12. Stays up-to-date on current innovations in engineering technology to improve the quality and efficiency of plant services.
13. Participates in the on-call rotation with other members of the Facilities team.
14. Assists the Property Manager to coordinate the removal of snow and ice removal on walkways, driveways, parking areas. Uses power equipment and/or hand shoveling. Is on call for snow removal and available day, evenings, nights and weekends as needed.
WORKING CONDITIONS:
Requires occasional lifting of greater than 50 pounds, often combined with bending and turning. Requires ability to walk up and down stairs.
Requires corrected vision and hearing within normal limits and the ability to communicate effectively. Requires ability to travel in the community including the operation of a motor vehicle. Requires use of office equipment such as computers, telephones, fax machines and copy machines. Requires eye/hand coordination and manual dexterity.
Work is performed throughout the McLean campus. Contact with staff, residents, families, police, emergency responders, vendors, and contractors.
EMPLOYMENT REQUIREMENTS:
- Advanced knowledge of HVAC, electrical, electronics, plumbing, healing, carpentry, and painting.
- Strong knowledge of building maintenance systems and repair.
- Ability to read and interpret blueprints
- Advanced skill in troubleshooting to search out failed or problem systems, with ability to assess situations and resolve effectively.
- Ability to facilitate communication and teamwork.
- Competency in problem solving, listening and organizational skills.
- Ability to communicate and work with contractors, issue specifications and follow-up.

Bachelor's degree preferred with a minimum of 10 years in building and operations.
