Position Summary
The Asset Manager will support the asset and development management team with asset management and development related activities. This position will be responsible for strategic, daily management of the financial performance and operational performance of the commercial portfolio as well as providing assistance with underwriting, acquisitions, loan refinancing, dispositions, and additional development related tasks.
Key Responsibilities:
- Actively asset manage and be responsible for a portfolio of commercial assets.
- Drive improved operating performance to maximize asset performance.
- Review and evaluate annual operating and capital plans, and reviews monthly operating performance.
- Assist in evaluating existing assets by reviewing Excel based cash flow models, including multi-tiered partnership waterfalls. Calculate IRR, NPV, equity multiples and partnership waterfall distributions. Prepare estimates for annual distributions of surplus cash for review.
- Effectively interact with executive teams and external partners during weekly and monthly conference calls and meetings to review operating performance.
- Benchmark and analyze portfolio-level financial data to identify areas of opportunity.
- Monitor capital expenditures (routine capital expenditure and major renovations) at each asset.
- Assist in all aspects of writing, research and/or production of weekly, monthly, quarterly, and year-end reports and research papers by assigned deadlines.
- Update and maintain all required internal periodic reports and models. Aggregate necessary data from internal and external sources to develop budgets, cash flow forecasts, capital plans, and market forecasts in order to create and protect individual asset and portfolio value.
- Maintain current knowledge of commercial asset trends, sales, indicators, supply and demand dynamics, performance statistics and related topics through various industry standard tools.
- Assists with the evolution of the companys proformas, including creating new models and customizing existing models to handle a wide variety of situations, as needed.
- Maintain market research library and research data tools to ensure all information is accurate, relevant, and up to date.
- Analyze and provide recommendations on potential projects and investment opportunities, as directed.
- Perform valuation analysis on the companys commercial assets periodically, as directed by senior management.
Qualifications:
- A related four-year degree and a minimum of two years of asset management experience in the commercial real estate industry
- This position is ideal for an individual with prior experience in commercial property management or commercial analysis
- Strong working knowledge of property level financial statements
- A successful candidate must demonstrate excellent analytical ability, strong attention to detail, advanced Excel skills, and strong finance and accounting knowledge.
- Candidates must demonstrate flexibility in a complex and changing organization and the ability to adapt to changes in structure and work priorities.
