POSITION SUMMARY:

The Director of Investments: Master-Planned Communities (MPC) will be responsible for the financial management of the master-planned communities portfolio. The position will also provide financial management for other ancillary land parcels outside of the master-planned communities, as well as support the water/oil and gas business operations and MPC acquisition and disposition efforts.

This role will oversee and assist with all financial modeling, forecasting and management reporting, including preparing and updating departmental and project budgets, pro formas, allocations of staff time to various projects, and allocations of costs. The position requires an analytical mind, a strong understanding of finance and accounting, excellent presentation and communication skills, knowledge of the real estate development process and metrics, and the ability to think independently on potential ways to financially engineer deal structures for the benefit of all stakeholders.

Responsibilities include, but are not limited to, analysis of real estate development opportunities, creation of and tracking of complex capital and joint venture structures, creation of long-term community-wide financial models, due diligence, and ad hoc financial analyses. It also includes managing extensive comparable market research data across all asset classes as it relates to land values, contract review, creation of residential segmentation plans, tracking and reporting of residential home sales, and various projects as may be assigned from time to time. The role will also have direct management responsibility for Financial Analysts dedicated to the MPC business and will have dotted line reporting to the CFO/COO and interface with Family Office CFO.

Key Responsibilities:

  • Proven ability to provide effective leadership overseeing associates, develop and retain top talent, maintain positive culture, and manage change and growth as ongoing company objectives
  • Oversees the financial management and reporting for the master-planned community portfolio
  • Responsible for the team underwriting MPC investment opportunities using Excel based underwriting models, including complex cash flow, leverage, IRR/NPV, and fund/partnership waterfall modeling. Construct various sensitivity scenarios to determine the impact of any changes in financing or construction scheduling to the developer and equity partners.
  • Manage the creation and monitoring of existing project proformas and budgets
  • Reviews overall pro forma and works with Master-Planned Community VPs/General Managers, Project Managers and Analysts to update on regular basis
  • Quantify complex capital and joint venture structures and loan repayment provisions, including incorporation of Metro District impact
  • Prepares business plans and financial reports to executive leadership to support strategic business decisions and provides tracking and reporting of financial and milestone goals
  • Creates or oversees tracking tools and reports for project activities, such as infrastructure construction, development tasks, land transactions, etc.
  • Scrutinizes market analyses and comparable sales data to help in determine prevailing prices for residential, multi-family, hospitality, retail, industrial, office, etc. land values
  • Supports acquisitions and/or disposition of strategic land parcels
  • Support procuring/refinancing debt capital for the entire portfolio by providing detailed cash flow economics to potential lenders
  • Serve as a board member for Metro Districts (and any similar public financing districts), which entails several responsibilities (e.g. bond issuances, district related management items, etc.)
  • Oversees and reviews all project related Investment Committee Presentation approvals
  • Provide financial management to support operating unit profitability for the Master-Planned Communities department and sub-departments
  • Work cross functionally among teams and executive leadership on ad hoc projects and requests as needed
  • Oversees the financial management of the water portfolio

Qualifications:

  • Master-Planned Community experience preferred
  • 5-7 years of progressive experience in real estate financial modeling and financial management
  • A bachelor's degree, or equivalent experience, in finance, accounting, real estate or other related field required
  • Strong Excel modeling skills
  • Experience in real estate, private equity, or accounting/management reporting
  • Demonstrated ability to effectively collaborate on a team and to work independently
  • Excellent communication and presentation skills
  • Ability to effectively build partnerships with cross functional teams and leaders while maintaining credibility
  • Ability to meet communicated schedules and deadlines
