Project Manager- Land Development (NOCO, Mixed Use)

POSITION SUMMARY:

The Project Manager- Land Development position supports the Director of Land Development to design/execute Land Development projects, including the creation and maintenance of all costs and schedules related to each project.  This specific position supports large mixed use and commercial development projects, including the design and construction of public improvements for streetscapes, hardscapes, amenities and landscaping in mixed-use environments.

Key Responsibilities:

  • Manages land development and civil infrastructure projects from concept through construction.
  • Develops initial cost estimates and maintains approved budgets through completion of projects.
  • Creates and issues RFPs for design services, analyzes responses, and makes recommendations to management about engaging design consultants.
  • Manages obtaining horizontal entitlements and supports the Vice President of Land Development, Director of Development, VP of Community Development, and General Manager in negotiating Development Agreements and Reimbursement Agreements.
  • Manages design teams to insure a complete and comprehensive design that meets all project programmatic requirements in a collaborative, creative and accountable environment.
  • Manages project bid process and strategy to obtain competitive pricing while working to minimize and manage project risk.
  • Liaison and manager to clients, consultants, architects, engineers, and general contractors on assigned projects.
  • Coordinates with Colorado Title 32 Metropolitan Districts on funding project management needs, also acting as liaison with municipalities as necessary.
  • Assists in the creation and adherence to each overall project vision for Mixed use communities as led by other cross-functional teams; Housing (multi-family) and Commercial.

 

Qualifications:

  • Bachelor’s degree in Construction Management, Architecture, Civil Engineering or related field
  • 5-10 years of experience in engineering and/or public improvement construction including utilities, streets, amenities, parks, public spaces and landscaping construction.
  • Experience with Colorado Title 32 Metropolitan Districts is preferred
  • Demonstrated ability to create and manage development budgets, including proper skills in risk management of costs
  • Proficiency with Office 365, Bluebeam, Procore, MS Project (or equivalent estimating/scheduling tools)
