Job Description:
We are seeking a dedicated and reliable Superintendent to oversee the daily operations and maintenance of a newly developed, 68-unit residential building located in Greenpoint, Brooklyn, NY. This is a non-union role with potential for a studio apartment included. As the Superintendent, you will be responsible for maintaining the building's physical condition, addressing tenant needs, and ensuring that all maintenance and repair activities are carried out in a timely and efficient manner.
Key Responsibilities:
- Conduct regular building inspections and preventative maintenance to ensure the property is in optimal condition.
- Respond to tenant maintenance requests and resolve issues promptly and professionally.
- Handle routine maintenance, including plumbing, electrical, HVAC, and general building upkeep.
- Supervise and coordinate outside contractors and vendors as needed for larger repairs or specialized services.
- Oversee cleanliness and upkeep of common areas (lobbies, hallways, etc.).
- Ensure that safety protocols and building codes are adhered to at all times.
- Monitor and maintain building systems, including heating, cooling, and security systems.
- Perform emergency maintenance or repairs, as needed.
- Manage and maintain inventory of supplies and equipment for the building.
- Assist with move-in/move-out inspections and turnover processes. The super is expected to turnover the units as part of the salary package.
- Ensure all building systems are in compliance with city regulations and report necessary updates when required.
- Adhere to emergency requests when applicable.
- City compliant trash disposal.
- Additional duties as required.
Qualifications:
- 3 years experience as a full-time Superintendent is a MUST.
- Strong knowledge of plumbing, electrical systems, HVAC, and general building operations.
- Excellent problem-solving skills and ability to manage multiple tasks efficiently.
- Ability to communicate clearly and professionally with tenants, vendors, and management.
- A proactive attitude and attention to detail.
- Must be able to work independently and as part of a team.
- Ability to lift heavy objects and perform physical tasks as required.
- Basic computer skills for maintenance tracking and communication purposes.
- Must be able to use building app systems (Appfolio) to address work orders.
- Must be available to work between 11 AM – 7 PM. Wednesdays and Sundays off.
2 pay packages are being offered:
- Option 1 - $50/hr
- Option 2 - $35/hr with a studio apartment.
Salary : $2 - $35
