Job Summary:

The Residential Construction Project Manager is responsible for planning, organizing, and overseeing residential construction projects, ensuring they are completed on time, within budget, and meet quality standards. This includes managing contractors, suppliers, and other stakeholders while adhering to local building codes and regulations.

Key Responsibilities:

1. Project Planning and Scheduling:

- Review and monitor detailed project plans, timelines, and budgets.

- Coordinate with architects, engineers, and designers to ensure design and construction requirements are met.

- Ensure all necessary permits and approvals are obtained before starting construction.

2. Budget and Cost Management:

- Review cost estimates and work within the allocated budget.

- Monitor and control project costs throughout the construction phase.

- Ensure cost-effective procurement of materials and services.

3. Contractor and Team Management:

- Supervise production and project productivity of subcontractors.

- Organize and hold regular meetings with the project team to ensure the construction is progressing according to the plan.

- Resolve any issues or conflicts that arise on-site, ensuring minimal disruption to the project.

4. Quality Control:

- Ensure all work is completed to a high standard of quality and in compliance with all applicable codes and regulations.

- Conduct regular site inspections to assess progress and identify potential issues.

- Oversee the final inspection and walkthrough of completed work.

5. Health, Safety, and Compliance:

- Enforce strict safety procedures to ensure a safe working environment.

- Ensure all work complies with local zoning laws, building codes, and safety standards.

Qualifications:

- Education: Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field (preferred).

- Experience: Minimum of 3–5 years of experience in residential construction management.

- Skills:

- Strong knowledge of construction processes, building codes, and regulations.

- Excellent leadership, communication, and organizational skills.

- Proficiency in project management software (e.g., Procore, Buildertrend).

- Ability to read and interpret blueprints, technical drawings, and specifications.

- Conflict resolution and problem-solving abilities.

Certifications (Optional):

- Project Management Professional (PMP)

- Certified Construction Manager (CCM)

- OSHA Construction Safety Certification

Work Environment:

- Primarily based in office & on-site at construction locations.

- Frequent travel to project sites may be required.
