Job Title: Floating Property Manager
Location: Multiple Sites (within portfolio)
Salary: $60,000 per year

Position Summary:
The Floating Property Manager supports the daily operations of multiple affordable housing communities, providing interim leadership and staff support where needed. Reporting to the Regional Manager, this role requires flexibility, strong organizational skills, and a solid understanding of both LIHTC and HUD (including Project-Based Vouchers) programs. Ideal candidates have at least two years of affordable housing experience and can quickly adapt to new teams, systems, and compliance requirements.

Key Responsibilities:
Provide interim leadership and coverage at various communities during vacancies, leaves of absence, training periods, or during high-demand operational times.
- Supervise the day-to-day operations of assigned sites, including leasing, resident relations, compliance, maintenance, accounting, and customer service.
- Support on-site staff through coaching, onboarding, and performance feedback to ensure alignment with company standards and expectations.
- Ensure all sites adhere to local, federal, and company policies related to LIHTC and/or HUD/Project-Based Voucher programs.
- Conduct internal audits, assist with file reviews, and ensure timely completion of annual certifications.
Prepare communities for agency inspections and compliance audits, identifying and resolving compliance issues proactively.- Train and mentor newer Community Managers or Assistant Managers during onboarding or transitional phases.
- Foster a positive, respectful work environment across all sites.
Enforce and support safety procedures and compliance with handbook policies across communities.
Requirements:
Valid Driver’s License and reliable transportation required (travel between sites).
- Strong verbal and written communication skills.
- Ability to multitask and adapt to different teams, systems, and processes.
- Willingness to work weekends or extended hours when needed.
- Physically able to lift, kneel, climb, and work outdoors as needed.
- Minimum 2 years of experience in multifamily property management.
Minimum 2 years of experience with LIHTC and/or 50059 Project-Based Voucher programs.
Experience working across multiple sites or as a trainer/mentor is a plus.
Work Location: On-site, across various assigned communities within the portfolio.
Salary : $500 - $60,000
