  • Here are some responsibilities for an Assistant Asset Director :

  • Travels and works from site offices, inspects field operations, reviews reports prepared by Community Managers and determines the progress of occupancy and maintenance projects, reporting findings to the Asset Director.
  • Visits site offices to support the implementation of the training program including accounting systems, budgets, lease-up processes, office set-up, reporting procedures, rent collections, lease paperwork, evictions, late fees, policy violations, accounting, and purchasing procedures.
  • Trains Community Managers to accomplish financial objectives by collecting rent; paying bills; forecasting requirements; preparing annual budgets; scheduling expenditures, analyzing variances, initiating corrective actions.
  • Assists in recruiting qualified personnel needed to meet the staffing level established for each assigned portfolio and community, overseeing compliance with Bryten policies related to employment and Human Resources.
  • Assists Asset Director in reviewing status of budgets (reconciliation results) with Community Managers, that approved budgets are implemented and consistently followed to promote efficiency and profitability.
  • Monitor monthly operating statements, reporting variances to the Asset Director to timely correct and improve property / portfolio performance.
  • Assists in processing and approving invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor / contractor, accounting, and the client / owner as needed.
  • Enforces company policies and procedures for compliance documentation regarding new leases and recertification of existing residents.
  • Professionally assist in handling property owner / client escalation issues to management, and personally attend to and resolve the issues or complaints or address them with upper management.
  • Administers company policies related to matters such as regulation of property management and marketing of affordable housing sites, operations, safety and property maintenance standards.
  • Ensures all team members complete required training; coaches and guides direct reports to meet standards, partnering with Human Resources.
  • Supports in the administration of company policies related to matters such as regulation of property management and marketing of affordable housing sites, operations, safety and property maintenance standards.
  • Take part in preparing for new acquisitions as it relates to purchase for fee management; Assist Bryten in identifying areas of growth.
  • Accommodate and tour visitors, such as investors, bankers, brokers / dealers, and other officials.
  • Reports any problems or issues to the Asset Director.
  • Any other task as assigned.
  • As the ideal candidate, your background includes :

  • Experience related field preferred; high school education or equivalent is required.
  • 3 years’ experience in property management required including management of staff.
  • Present a positive and professional image, supporting a strong customer service orientation.
  • Possess the ability to professionally read and write English fluently, and to accurately perform basic to intermediate mathematical functions.
  • Strong administrative, organizational, and communication skills with killer time management.
  • Ability to process problems and recommend sound solutions to such problems.
  • Knowledge of on-site maintenance requirements including dealing with vendors and contractors.
  • Strong computer skills, including working knowledge of MS Office Suite (Outlook, Teams, Word, Excel) required; also, Property Management Software database experience preferred.
  • Bilingual preferred but not required.
  • Must have a valid driver’s license, current automobile insurance and reliable transportation.
  • Background and credit check, pre-employment drug screening, and employment verification required.
