The Director of Environmental Services reports to the Executive Director and is a hands on key member of the leadership team - performing and directing all care, maintenance and housekeeping aspects of the communitys physical plant to include maintaining an effective preventative maintenance program; the hiring, training and supervising of all maintenance and housekeeping employees; the coordination of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines. This servant leader adheres to Company policies and procedures and upholding the Communitys mission, philosophy, values and hospitality principles. Position is a flexible work week with a minimum of 40HPW with modifications to the schedule as needed to ensure coverage, completion and oversight of Maintenance and Housekeeping tasks.

Here are a few of the daily responsibilities :
You will respond to maintenance requests from Residents including HVAC, electrical, plumbing, and various maintenance tasks. Requests will be managed through web and digital community program including your completion, oversight and delegation.
You will ensure the work of outside contractors and relationships with the highest quality.
You will handle the vacant apartment turn process including painting and cleaning carpets.
You will keep accurate logs of monthly inspections to ensure the safe upkeep of the building.
May supervise the Environment Services Department to include interviewing, hiring (with approval from the Executive Director), training, evaluating, and counseling within established policies and procedures.
Maintain equipment, building, utilities and grounds with an adequate preventative maintenance program. Arrange for maintenance contracts as necessary.
Maintain the emergency power generating equipment along with all fire and life safety equipment and fire drill and safety inspection reports.
Provide residents and staff with a timely and effective response to service requests.
Ensure all equipment and systems function properly and safely. Ensure compliance with federal, state and local regulations / ordinances.
Advise and consult with the Executive Director in short and long range planning to ensure that community physical plant and grounds are maintained in a good state of repair and that the community projects a good visual image to the community at large and on maintenance schedules / progress.
Maintain proper level of service repair parts for electrical, plumbing, laundry, lighting, refrigeration, HVAC, hardware, locks, batteries, tools, expendable supplies, emergency telephone and security equipment based on past and expected usage. Maintain and adjust computerized controls for HVAC and other equipment as necessary.
Inspect and make ready all apartments prior to occupancy by residents.
Maintain community vehicle(s).
Plan and initiate staff training in emergency preparedness, life safety, personal protective equipment, OSHA mandated training, and other required training.
Hire, train, supervise, discipline, create work schedule for plant operations and housekeeping employees.

EXPERIENCE & EDUCATION :
High School Diploma
Associates degree or equivalent in relevant education, training and experience
Minimum two years experience as a maintenance supervisor / director in a similarly sized facility
One year or more experience in apartment and / or healthcare community maintenance preferred
LICENSE / CERTIFICATION OR OTHER SPECIAL REQUIREMENTS :
Must possess current and valid drivers license and driving record consistent with the requirements determined by size of vehicle and laws of the state in which the driver is licensed
Willingness to be available for any / all emergencies regarding the community 24 / 7
Must have thorough understanding of all building systems and their interdependence
Be able to conduct independent assessments of a contractors compliance with requirements of Scope of Work
Possess financial management practices and the application of contractor resources to meet commitments to the quality, safety, cost, and schedule of systems
Have the ability to contract provisions necessary to provide oversight of a contractors performance
Conduct independent assessments of the contractors maintenance training and qualification program(s)
QUALIFICATIONS :
The ability to speak, read and comprehend the English language
Good communication skills (oral and written)
Good inter-department communication and teamwork skills
Capable of administering employee training programs
Familiarity with Microsoft Office Suite products
