JOB SUMMARY:
We are looking for a high-level pre-construction professional. The ideal candidate possesses knowledge of complex MEP systems and has exceptional client facing tact and experience. The pre-construction manager is the front-line ambassador on new and upcoming work. They engage the design and project teams to ensure alignment and accuracy on the clients wants/needs. They are an expert in preparing cost and schedule.
JOB DESCRIPTION:
- Manage preconstruction efforts on projects nationally
- Estimating/Budgeting based on preliminary or generic requirements
- Ensuring RFP processes for customers is followed
- Submittal Initiation possibly through completion
- Working with Design and Engineering on design changes to ensure alignment between Owner requirements and project execution
- Proposal development
- Perform conceptual estimating based on early sketches
- Partner with design and engineering teams to develop blueprints
- Perform risk analysis and alleviate potential delays or cost increases
- Develop subcontractor base in each region MW operates or plans to operate
- Update estimates based on changes
- Gather proposals from subcontractors
- Formulate accurate bid packages based on gathered estimates
- Create preliminary schedules based on project scope
- Manage and grow client relationships
- Coordinate internal turnovers to ensure that operations are transitioned smoothly from pre-construction to project managers and superintendents
- Generate, coordinate, and review schedules to ensure proper milestones are developed and implemented.
- Develop and implement effect policies, processes, and procedures for company operations.
- Develop RFP template to standardize and streamline MW’s RFP response process.
- Develop Takeoff procedures for estimating, counting, color coding, and organizing.
- Utilize AI, advanced software, & technology to improve and streamline processes.
- Develop cost metrics for each material and scope including high and low ranges.
- Develop estimating database and assemblies so MWE can internally estimate for Electrical, Low Voltage, Integration, and Containment scopes.
- Take awarded projects through LLE buyout, contractor buyout, and permitting (Permit package provided by Engineering Department).This includes:
- Submittal development and approval
- Subcontractor SOW development
- Issuing of POs to vendors and subcontractors
- Submission of permit package
- Major change orders to the projects
QUALIFICATIONS:
- At least 5-10 years of estimating/preconstruction/project management experience
- Bachelor's Degree in applicable field
- Management experience is a huge plus
- 5-10 years experience with Data Center projects
- Prior demonstrated leadership capacities
- Estimating software proficiency
Salary : $200,000 - $250,000
