Job Overview :
Seeking a skilled Landscape / Construction Project Manager to join our team. In this role, you will oversee the construction of our new ground-up landscape projects, new pool construction, hardscape projects, irrigation projects and other various landscape projects. From the initial planning stages to the final stages of construction and beyond, you will collaborate with various stakeholders to ensure the successful completion of projects. We are looking for a detail-oriented and organized individual who can read and interpret construction plans, work independently and as part of a team, and effectively manage multiple tasks.
Essential Job Functions
The following represent the primary roles and responsibilities performed by a Project Manager; these include but are not limited to :
- Manage the overall financial performance of the project.
- Handle client relationships and many forms of daily communication.
- Participate in the job hand-off process from the Sales Team to the Project Management Team.
- Coordinate the job start process to identify ways to save costs, analyze job specifics and maximize gross margin.
- Manage RFI’s, submittals, material requests, project documentation, schedules, close-out documentation, project archives, etc.
- Proactively identify and manage bid discrepancies.
- Purchasing material, manage material buyouts at or below budget.
- Collaborate daily with Foreman and Office Staff.
- Visit job sites (as needed) to manage projects in a dynamic setting.
- Work with Foreman and participate in walk-throughs with Municipalities, HOAs, Homebuilders, Land Developers, General Contractors, and Owners.
- Negotiate subcontractor work favorably, from contract documentation through invoicing.
- Actively sell and handle Change Orders and manage the Change Order process per client and contract requirements.
- Along with Foreman, manage the weekly update of revenue on projections with detailed accuracy.
- Participate in weekly Operations Meeting and attend bi-weekly Foreman meeting
- Manage labor, turnover process, and maintenance walk-throughs.
- Responsible for the auditing and submission of monthly billings. Able to accurately forecast material, labor, equipment, and subcontractor costs
- Teach, train and mentor new Project Foreman / Estimators.
