Description

Summary

The Maintenance Technician will be responsible for maintaining operations of two student housing apartment communities within minutes of one another. This position will work closely with the Property Manager and will be responsible for organization of service requests, preventative maintenance program, compliance and safety standards and customer service.

Essential Duties & Responsibilities:

  • Maintenance Technician will spend 80% – 90% of their time performing hands-on repairs/maintenance work, remaining time will be spent supervising outside contractors and performing general management functions.
  • Work in conjunction with Property Manager to develop scopes of work, solicit bids and assist in completion of capital projects.
  • Prioritize service requests, daily completion of service requests and follow up on any outstanding items
  • Inspect and clean grounds, buildings, and other community features daily to minimize liability concerns and to ensure excellent curb appeal at all times.
  • Maintain a preventative maintenance program that extends the life of the asset while minimizing future repairs.
  • Manage maintenance supply inventory while adhering to budget guidelines.
  • Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Respond to after-hours emergencies as required
  • Participate in monthly unit inspections as required
  • Assist residents with the move-in/ move-out process.
  • Maintain appropriate key control measure
  • Prepare vacant units for marketing to include restoration and cleaning
  • Perform maintenance on all equipment based on the manufacturer's recommendations and operating manuals
  • Address resident and employee concerns and resolve issues in a timely and professional manner
  • Participate in on-call emergency rotation
  • Work with Property Manager to execute on property’s annual turn plan
  • Prior experience in plumbing, HVAC, electrical, carpentry, dry-wall, painting and pressure washing
  • Appliance service and repair a plus
  • Adhere to dress code requirements
  • Perform additional tasks and responsibilities as required

Education/Experience and Technical Requirements:

  • High school diploma or equivalent required
  • 3 years of maintenance experience required; experience in the multifamily industry highly preferred.
  • EPA Certification Required, EPA Universal Certification Preferred.
  • Must live within 25 miles of the properties
  • A valid driver's license and current automobile insurance is required. Position requires individuals to furnish their own reliable truck to fulfill all of the job's functions
  • Other licenses and certifications as required by local, state or federal law
  • Position requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment
  • All equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents
  • Ability to diagnose problems with and repair the following (Not all will be applicable):
  • Major appliances
  • HVAC, including EPA Certification
  • Intermediate plumbing
  • Intermediate electrical (when no license required)
  • Sheetrock
  • General carpentry
  • Pool care
  • Roofs and gutters
  • Painting
  • General irrigation maintenance and repairs
  • Landscaping
  • Foundation/sidewalk repairs

Physical Activities:

  • Position requires ability to transport or move up to 50 pounds variable distances
  • Use of ladders to access heights in excess of eight to nine feet
  • The ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit
  • Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees

Job Type: Full-time

Pay: $44,000.00 - $50,000.00 per year

  • Melbourne, FL 32901: Relocate before starting work (Required)
