What are the responsibilities and job description for the Maintenance Worker position at Menominee Housing Commission?
Position Summary: Under the supervision of the Maintenance Supervisor has the immediate responsibility for the performance of a variety of semi-skilled maintenance and custodial tasks to maintain and repair Housing Commission Properties. Must be on call for after hours for maintenance emergencies. Must be able to lift 50 pounds.
ESSENTIAL JOB FUNCTIONS
This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities as management may deem necessary from time to time.
· On a regular on-going basis inspects Housing Commission properties, and performs maintenance and repair activities as directed by the Maintenance Supervisor.
· Inspects, maintains, and repairs heating systems and a variety of mechanical and electrical equipment such as motors, pumps, and boilers. Reads gauges, cleans, and if necessary, replaces thermostats, oils and greases moving parts and repairs motors.
· Repairs and/or replaces plumbing fixtures such as sinks, toilets, and hot water tanks. Replaces burst or leaky pipes and opens clogged drains.
· Repairs and/or replaces electrical wiring and fixtures.
· Performs a variety of tasks such as repairing doors and locks, installing/repairing drywall, caulking and repairing windows and screens.
· Assists in bringing vacated apartments to clean livable condition, (paint, patch holes, clean, and make repairs as necessary.)
· Performs a variety of other tasks such as snow and ice removal from sidewalks and parking lots, trash disposal, cutting/trimming grass, maintaining landscaped areas and cleaning common areas of buildings and offices.
· Assists in performing annual inspection of Housing Commission properties using the UPCS standards
· Reports immediately to the Maintenance Supervisor any damage to Commission property.
· Maintains optimum management/tenant and tenant/community relations and cooperates with residents in general to assist them attain a better life.
· Responsible for notifying supervisor if inventory of cleaning supplies, maintenance materials, etc. is low. May perform inventory or ordering functions as instructed.
· Report to Executive Director any tenant complaints, problems.
· Maintain confidentiality and privacy of tenants. From time to time sensitive information may be shared with this position regarding tenants. Under no circumstances can this information be shared with others including other tenants, tenants’ family members, other employees or the general public.
· Must be available for after hour emergencies.
· Other duties as may be assigned.
OTHER REQUIREMENTS
· Valid Driver’s License required
· Must be insurable as a driver
· Must live within 20 minutes of Menominee Housing Commission
Job Type: Full-time
Pay: $18.00 - $20.00 per hour
