What are the responsibilities and job description for the Property Manager-Condominiums position at Mercantile Property Management Corp.?
Mercantile Property Management is looking to hire a full-time Property Manager, to manage a portfolio of condominiums on Cape Cod Massachusetts and the South Shore. We are an established Company, and offer a competitive salary, 10 paid holidays, 3 weeks of Personal Time Off, medical, dental, vision and 401 K. Eligible employees will receive pay for mileage and phone reimbursement as well as potential bonus pay.
The Portfolio Manager is responsible for the full day to day operations of the assigned properties. Condominium management is preferred, but we are willing to train the right candidate with related experience.
Responsibilities Include:
- Prepare annual operating budget in accordance with the objectives of the client.
- Review all financials on a monthly basis.
- Attend and lead approximately 4/5 board meetings a month, typically these meetings are in the evening.
- Ensure timely collection of fees, and take action in the event of non-payment.
- Assist with HR to Hire, Train and supervise any on-site staff.
- Conduct performance reviews of on-site staff.
- Negotiate and coordinate all services and contracts for operation of the property.
- Handle and follow up on unit owners verbal and/or written requests.
- Conduct regular property inspections.
- Ensure all preventative maintenance programs are implemented and adhered to.
- Act as liaison between the management company, board of trustees, unit owners and vendors.
- Identify coordinate capital maintenance projects.
Required Skills:
- The ability to multitask is a must.
- Proficiency in Microsoft office and Outlook.
- Industry designations are a plus (CMCA,AMS,PCAM etc...)
