Land Acquisition Analyst
Location: Birmingham, AL Metro Area
A rapidly growing residential homebuilder in the Birmingham market is seeking a Land Acquisition Analyst to join its land team. This role plays a pivotal part in identifying, evaluating, and supporting new land acquisition opportunities to fuel ongoing community growth and expansion.
Key Responsibilities:
- Conduct research using public records, municipal websites, planning departments, and GIS data to locate potential land or lot acquisition opportunities.
- Analyze local markets at both macro and neighborhood levels to identify trends, pricing dynamics, and land availability.
- Build and maintain an internal database of competitors, projects, and market data segmented by submarket.
- Perform preliminary underwriting on potential land deals, including pricing models, site evaluation, and feasibility analysis.
- Prepare detailed land packages and market reports for leadership presentations and investment decisions.
- Utilize tools such as Metrostudy, MarketNSight, and other real estate data platforms to extract actionable insights.
- Assist in the entitlement and due diligence process as needed.
- Support long-term product strategy by helping assess community pipeline, home design offerings, and product placement relative to market demand.
- Track competitor strategies and product offerings to guide internal positioning.
Qualifications:
- Bachelor’s degree in real estate, business, geography, marketing, or a related field.
- Minimum of 1 year of relevant experience in land research, analytics, real estate development, or acquisitions.
- Solid foundation in market research, data analytics, and financial modeling.
- Strong proficiency in Excel and familiarity with GIS platforms or real estate data tools is a plus.
- Clear communication skills with the ability to present complex data in a meaningful way.
- Detail-oriented and capable of managing multiple projects and deadlines.
