Position Overview:
We are seeking an experienced and reliable Building Superintendent for a cooperative residential building. The ideal candidate will oversee the daily operations, maintenance, and safety of the property, ensuring a clean, secure, and well-functioning environment for all residents. Strong plumbing skills are essential for this role, alongside general maintenance expertise and excellent communication abilities.
Key Responsibilities:
- Perform routine maintenance and repairs, with a focus on plumbing systems, including faucets, pipes, water heaters, and drainage systems.
- Oversee the upkeep of HVAC, electrical, and mechanical systems.
- Ensure compliance with local building codes and regulations.
- Manage waste disposal, recycling programs, and pest control measures.
- Conduct daily inspections of common areas, ensuring cleanliness and functionality.
- Respond promptly to resident service requests and emergencies.
- Coordinate and supervise external contractors and vendors.
- Maintain logs for repairs, inspections, and maintenance schedules.
- Report building issues and updates to the property management company or board.
- Support building security by monitoring access points and maintaining security systems.
Required Skills and Qualifications:
Technical Skills:
Plumbing expertise:
- Ability to diagnose and repair leaks, blockages, and water pressure issues.
- Knowledge of piping systems, fixtures, and tools.
- Experience installing and maintaining water heaters, boilers, and sump pumps.
- General maintenance and repair skills, including:
- Carpentry, electrical, and HVAC systems.
- Painting and drywall repair.
- Appliance troubleshooting.
- Proficiency in operating and maintaining building management systems (BMS).
Certifications:
- Valid plumbing certification or licensure (if required in your jurisdiction).
- EPA 608 Certification (for HVAC systems).
- OSHA 10 or 30-hour General Construction Certification.
- Fire safety certification (e.g., FDNY Certificate of Fitness for Standpipe or Sprinkler Systems).
- Boiler maintenance and operation certification (if applicable).
Soft Skills:
