Description
We are seeking a skilled and dynamic Development Manager to facilitate and coordinate multiple aspects of real estate development projects from initial concept to completion. The role will involve comprehensive project coordination, financial oversight, and collaboration with contractors, while maintaining effective communication with both internal teams and external stakeholders. The Development Manager will work closely with departments such as Asset Management, Finance, Design, Construction, Marketing, and Operations, ensuring seamless project execution.
Essential Duties and Responsibilities
Development
- Facilitate the coordination of real estate development projects, ensuring that they are completed on time, within scope, and on budget.
- Act as the primary facilitator between internal teams (Finance, Asset Management, Executive Leadership), external consultants, local government officials, and community stakeholders.
- Identify and proactively address any potential issues related to the development project, working with teams to mitigate risks.
- Work with EVP of Development to create, track, and monitor development schedules to ensure that the project adheres to key milestones and timelines.
- Work with EVP of Development to create, track, and monitor all development budgets, including soft and hard costs.
- Organize and create agendas for all project meetings with internal teams, ensuring clear communication, effective task tracking, and resolution of any issues that arise.
- Provide monthly status reports to Executive Leadership and key stakeholders of all projects, including milestones, quarterly goals, issues, cost monitoring, and schedule.
Design
- Facilitate relationships between internal design teams, architects, and external consultants to ensure design solutions align with project specifications, timelines, and budgets.
- Create a matrix per project for all consultants, vendors, key personnel, etc.
- Collaborate with the Director of Design and design teams to track design progress and cost implications, helping to prevent changes that could affect the project’s scope or budget.
- Ensure that design solutions meet project specifications and align with brand strategies while staying on budget and timeline.
- Support the development and tracking of all design documentation to ensure compliance with project goals, quality standards, and vision.
- Coordinate with Leasing and Experience departments to ensure their related strategy is aligned with the project and integrated into the latest design.
- Working with consultants and internal teams to ensure all development assets are up to date, accurate, and distributed on a timely basis.
Construction
- Create, maintain, and update the monthly budget tracker, collaborating with Finance to reconcile expenses, track spending, forecast costs, and ensure alignment with project financial goals, while addressing discrepancies and providing recommendations for adjustments as needed.
- Collaborate with Director of Construction to obtain accurate cost estimates and facilitate realistic financial projections.
- Coordinates with the Construction and Finance departments on all related invoices, pay apps, and loan draws.
- Track external department costs such as legal fees, tech, asset management, marketing, and consultant fees to ensure alignment with the project’s financial plan.
- Maintain project documentation, including contracts and change orders, to ensure accurate tracking of construction progress and in compliance.
Strategic Support & Optimization
- Support the Finance Department in its creation of financial models and assumptions for new developments, facilitating communication with internal stakeholders.
- Assist the Accounting Department with quarterly capital expenditure reporting and contribute to detailed cost analysis.
- Collaborate with the Legal Department to ensure proper contract execution and financial documentation for project reporting.
Requirements
Education and Required Experience
- Bachelor’s degree in a related field (e.g., Finance, Land Development, Construction, Project Management).
- Minimum of 5 years of experience in real estate development or a related field.
- Proficiency in Microsoft Office (Word, Excel). Experience with Argus or other development software a plus.
- Previous experience with project management software i.e., Argus Dev, Procore or similar project management software.
- Required prior experience working within a real estate development or construction team.
- Desired/recommended certifications: PMP, CAPM, CCM.

- Excellent organizational skills, with the ability to manage multiple tasks and projects concurrently.
- Well-versed in written and oral communication, with the ability to produce professional reports and business correspondence.
- Ability to read and interpret technical procedures, governmental regulations, and project documentation.
- Ability to effectively present information to various stakeholders, including internal teams, clients, vendors, and local authorities.
- Proficient in applying best practices in project management and development coordination.
