Key Responsibilities:
- Primary responsibilities include the negotiation and leasing of the common area RMUs, temporary kiosks, temporary inline stores, and maximizing ancillary income through activations and the sale of mall advertising
- Must be able to negotiate with retailers, national advertising agencies, and area businesses
- Proficient in Identifying new, unique concepts for short term leasing program and permanent leasing, by canvassing for new concepts (both short -term and permanent)
- Maintain communication and coordination with permanent leasing agents and tenant coordinator to ascertain space availability, merchandise mix goals, and reduce downtime of spaces to drive income.
- Incubate start up small business owners by assisting with permitting, merchant services, product selection, business marketing, merchandising, etc.
- Oversee the preparation of the License Agreements, collection of security deposits, insurance and fees, working with accounting to make sure all are processed in a timely matter
- Ensure the mall’s visual presentations meet the center’s high standards
- Manage daily operations of specialty tenants to ensure they are adhering to mall policies and maintaining property standards
- Coordinate with the maintenance team for efficient set up and teardown of displays and licensees by generating work orders in a timely matter
- Create the mall visual merchandiser’s schedule and direct tasks including the coordination and installation of new store designs, display windows, seasonal displays, tenant signage, etc.
- Work with underperforming merchants to create plans to improve sales performance.
- Communicate with mall merchants regarding operational infractions, sales promotions, operational hours, etc.
- Determine focus tenants based on seasonal trends, sales performance, property goals.
- Stay on top of local and national product and industry trends.
- Assist perm leasing by showing spaces, providing photos and lease plans etc. and assist with tenant coordination with inspections
- Supervise and direct all aspects of mall advertising and marketing for the retail center
- Work closely with corporate marketing team to develop and implement strategic promotional campaigns that highlight tenant offerings and center events.
- Manage and execute marketing budgets while measuring the effectiveness of advertising strategies.
- Oversee operations and décor for seasonal photo operations
- Develop merchant communication processes and create newsletter
- Coordinate secret shopper program
- Assist with sale reporting and rent collection efforts of both temporary and permanent tenants.
- Work with the accountant to ensure billings are correct timely.
- Monitor, control, and adjust, as appropriate, specialty leasing budgets & forecasts and ancillary income goals to meet year-end projections.
- Continuously seek opportunities to maximize income generated by the center through effective leasing and marketing strategies.
- Monitor and manage leasing performance to ensure targets are met or exceeded.
- Ability to read, analyze, and interpret general technical procedures, lease agreements, income statements and governmental regulations.
- Write clear, concise reports and business correspondence to various stakeholders, including upper management, tenants, and clients.
- Effectively present information and respond to questions from groups of managers and clients in a professional manner.
- Maintain strong, positive relationships with team members, tenants, vendors, and clients to ensure smooth leasing and operational processes.
- Communicate effectively in English with tenants, vendors, clients, and employees to address concerns and foster cooperation.
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Interpret a variety of instructions furnished in written, oral, or schedule form, and apply them to daily tasks and decisions.
Required Skills & Qualifications:
- Strong knowledge of retail leasing processes and marketing strategies.
- Ability to read, interpret, and apply lease agreements, income statements, technical procedures, and legal regulations.
- Proficient in Microsoft applications including Outlook, Word, Excel, PowerPoint, and Adobe Acrobat.
- Excellent written and verbal communication skills.
- Strong analytical and organizational abilities.
- Ability to manage multiple tasks and deadlines in a fast-paced environment.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to develop strategic marketing plans and lead initiatives to execute them.
- Ability to build and maintain relationships with tenants, vendors, clients, and other stakeholders.
- A professional demeanor with the ability to address and resolve tenant and client issues effectively.
- Bachelor’s degree in Business Administration, Marketing, Real Estate, or a related field.
- Minimum of 3-5 years of experience in retail leasing and marketing, preferably within a shopping center or similar environment.
- Experience negotiating and administering license agreements is highly desirable.
- Active Real Estate License a plus
