Contract Specialist
As a Contract Specialist, you will be responsible for preparing sales and purchase contracts, supply agreements, lease contracts, notices and reconciliations, negotiating contract terms with internal and external partners, reviewing and updating existing contract, explaining terms and conditions to managers and interested parties, and ensuring compliance with company contracts. This role will also analyze potential risks, stay up to date with rent and capex budgets, and model future spending. As a Contract Specialist, you will also work with maintenance and build teams on assembling their contracts and working with internal legal resources to finalize and execute contracts.
ESSENTIAL JOB FUNCTIONS :
- Prepare real estate purchase, sale, lease, amendment agreements
- Prepare construction and service agreements at the direction the facilities team
- Negotiate contract terms with internal and external business partners
- Review and update existing contracts, leases, and sales agreements
- Explain terms and conditions to managers and interested parties
- Ensure that employees understand and comply with company contracts
- Analyze potential risks involved with specific contract terms
- Ensure all deadlines and conditions described on contracts are met (e.g. payments, insurance documents, renewals, etc).
- Maintain organized system of physical and digital records utilizing Metronet's systems such as Oracle Contract Management, Leasecake, Sharepoint, Limble, and others.
- Create language standards for existing and new contracts with the help of Metronet's legal team
- Prepare and mange forecasts for renewals, rent forecasts, and expenses through various company databases
- Research markets and work with local brokers to find available properties to lease and purchase
- Travel to EVV twice a year - if remote
- All other duties as assigned
