How your work would contribute to our organization and the Twin Cities region:

The Supervisor, Facilities Maintenance oversees the day-to-day operations in maintenance of Metro Transit facilities. The position supervises building maintenance staff engaged primarily in the maintenance (HVAC, plumbing, electrical, painting, grounds keeping, etc.) and repair/renovation of Metro Transit maintenance facilities. They may exercise management responsibilities for the proper maintenance of buildings, purchasing of materials and labor, supervision of personnel, and the preparation of sketches and plans.

This position will establish an eight-month eligible list for current and future positions.
What you would do in this job

  • Plans, establishes priorities, assigns work, monitors progress and evaluates results of work unit activities and projects. Develops work schedules and overtime assignments to meet operational requirements.
  • Supervises, evaluates performance and develops union employees that are a direct report. Counsels, coaches, maintains documentation on union employees and perform other employee relation activities.
  • Monitors expenditures to ensure adherence to budget.
  • Coordinates work unit activities with division work units and with other functional areas.
  • Oversees implementation of all agency policy and procedures.
  • Works with management, and other managers in the development, documentation and implementation of policies and procedures relating to department responsibility.
  • Encourage upward, as well as downward, communication within the division - continually explore ways to improve communication.
  • Provides a workplace free from harassment and discrimination and is accountable for the compliance of the affirmative action plan.
  • Maintains an ongoing maintenance program for all facilities.
  • Implements the Council's procedures in the following areas: drug tests, FMLA, OSHA Council Policies, discipline, etc..
  • Coordinates and manages the testing, operation, maintenance, repair and modification of equipment and supplies used for the maintenance of all facilities that fall within the responsibilities of this position. Plans and budgets additional and/or replacement equipment and vehicles.
  • Communicates within the department, outside the department, outside company with contractors and vendors, etc., regarding facility operation and maintenance of facilities. Maintains close working relationships with other governmental agencies (e.g., City, State and County) and private developers or contractors with respect to maintenance and repair of facilities.
  • Provides a program to keep accurate records of all existing facilities, including records on materials and labor covered by warranty. Reviews the results regularly to make modifications in work as needed.
  • Coordinates with purchasing department through the complete procurement process. Investigates new technical equipment before purchasing products and/or contracting services. Within the confines of position's purchasing limits, serves as project manager and contract manager for maintenance, repair and or improvements to facilities where such work is performed by outside vendors and contractors. Monitors the work of contractors and approves payment.
  • Works with Facilities personnel to analyze, prioritize and resolve operational issues, customer and staff complaints, and maintenance issues in the most effective manner. Monitors all maintenance for all Facilities.
  • Performs related work as apparent or assigned.
What education and experience are required for this job (minimum qualifications)

Any of the following combinations of experience in an industrial facility maintenance or related field (i.e.: Electrician, HVAC, etc.) and completed education in facility maintenance or closely related field AND one (1) year of experience in a management, supervisory, or lead role which could include time as a trainer, mentor, or providing work direction to others:

  • High school diploma/GED with eight (8) years of experience in an industrial facility maintenance or related field (i.e.: Electrician, HVAC, etc.) AND one (1) year of experience in a management, supervisory, or lead role which could include time as a trainer, mentor, or providing work direction to others.
  • Associate's degree with six (6) years of experience in an industrial facility maintenance or related field (i.e.: Electrician, HVAC, etc.) AND one (1) year of experience in a management, supervisory, or lead role which could include time as a trainer, mentor, or providing work direction to others.
  • Bachelor's degree or higher with four (4) years of experience in an industrial facility maintenance or related field (i.e.: Electrician, HVAC, etc.) AND one (1) year of experience in a management, supervisory, or lead role which could include time as a trainer, mentor, or providing work direction to others.
*Metropolitan Council Employees Only. Successful completion of any one of the following four Metropolitan Council Leadership/Supervisory training programs will substitute for lead/supervisory experience. You must attach your certificate(s) as proof of completion of the program to your application. Only completion of one of the four programs listed below will substitute credit (6 months or 1 year) for lead/supervisory experience.

  • Knowledge of laws and ordinances regarding maintenance safety and accident prevention.
  • Ability to provide direction and supervision to a large widely dispersed group of independently operating workers with troubleshooting issues and/or problems in facilities maintenance.
  • Ability to develop and implement procedures, costs, estimates, budgets, records, and reports.
  • Problem analysis and resolution skills.
  • Ability to manage multiple responsibilities/priorities simultaneously.
  • Computer operation and software applications; basic word processing and Windows operating system.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or clients.
  • Ability to read and interpret construction plans, specifications, schematics, and diagrams.

What your work environment would be:
Exposure to extreme outdoor weather conditions. Conducts field inspections and off-site duties as required. Confined space entry at industry and various facilities is required. Position has exposure to working near moving parts, fumes airborne particles, outdoor weather conditions and vibration. Some positions may require travel between primary worksite to other sites.

Physical Requirements: This position spends a significant amount of time standing, walking, sitting, talking or hearing and lifting up to 25 pounds. Up to 1/3 of the time may require using hands to finger, handle or feel, climb or balance, stoop, kneel, crouch or crawl, reach with hands or arms and lifting up to 25 pounds. Vision requirements are, distance, color, peripheral, depth perception and ability to adjust focus.
