TITLE : Maintenance Technician REPORTS TO : Property Manager and Maintenance Supervisor FLSA : Non-Exempt
- 1,000 Sign on Bonus after 90 days.
SUMMARY
The Service Technician (ST) performs various corrective and preventive maintenance duties as well as special projects necessary to maintain and enhance the community, including, but not limited to, HVAC, plumbing, electrical, carpentry, janitorial and grounds duties, etc. This individual may work alone or with others on a large community but will not require immediate supervision to ensure the community meets or exceeds the standards set by Metropolitan Holdings. Metropolitan Holdings is dedicated to exceptional customer service, which includes interactions with residents, guests, and co-workers. Employees are expected to use their best judgment in determining the most appropriate course of action, using customer service as a guiding principle.
JOB DUTIES
PERFORMANCE OBJECTIVES
Include, but not limited to, Service Request Resolution in 24 hours, Service Request Quality, Unit Turn Timeliness, Customer Service Feedback, Move-in Quality, Team Membership, Curb Appeal, Net Operating Income and completion of special projects.
PREFERRED KNOWLEDGE, SKILLS, EDUCATION and EXPERIENCE
An ST will be required to have 1-5 years of related experience in maintenance and hold a Type II or greater EPA certification as well as possesses skills related to painting, carpentry, electrical, HVAC, plumbing, emergency / security systems, and pool maintenance or 3 years experience in a specialized field such as Electrical, Plumbing, Carpentry, Painting, Masonry, or Drywall; effective oral and written communication skills; provides exceptional customer service; able to operate hand tools; knowledge of First Aid and Safety procedures; High School Diploma or equivalent, supplemented by specialized courses or on-the-job in HVAC, plumbing, electrical, and or carpentry; one year property management experience. Must have a valid driver's license.
WORK ENVIRONMENT
The Service Technician works on-site at a commercial property / apartment community and interfaces with external / internal customers, residents, and vendors on a regular basis. The position work schedule (days / hours) varies depending on the property. Hours are usually scheduled within 7 am 6 pm and may be scheduled to work weekend days (Sat / Sun). Must be available to work over-time as needed and work on-call schedule. The Service Technician should be flexible and readily available depending on the needs of the property.
PHYSICAL REQUIREMENTS
The Service Technician required physical condition must be sufficient for the consistent and successful completion of the specific responsibilities defined for this position and for his / her performance to be in complete conformance with all professional standards defined for this position. While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl. May be required to lift and / or move up to 50 pounds and operate power tools. Must be able to occasionally drive during the course of work.
