TITLE: Maintenance Supervisor
REPORTS TO: Regional Maintenance Manager
FLSA STATUS: Exempt
SUMMARY
The “Maintenance Supervisor” (MS) performs various corrective and preventive maintenance duties as well as special projects necessary to maintain and enhance the community, including, but not
limited to, HVAC, plumbing, electrical, carpentry, janitorial and grounds duties, etc. This
individual may work alone or with others on a large community. Metropolitan Holdings is dedicated to exceptional customer service, which includes interactions with residents, guests, and
co-workers. Employees are expected to use their best judgment in determining the most appropriate course of action, using customer service as a guiding principle.
JOB DUTIES:
- Prioritizes, completes and/or delegates maintenance work and maintenance service requests, to include,
but not limited to: grounds, cleaning, specific carpentry, plumbing, painting, electrical, HVAC, masonry and other general maintenance in accordance with Company standards and local city, state and federal building codes when applicable.
- Schedules and provides on-call maintenance for evenings, weekends and holidays as
- Tracks the status of all work
- Manages and executes the Make-Ready/Turn
- Completes move-out checklist assigning appropriate move-out charges, and forwards to
- Schedules and inspects employee and vendor/contractor work performed to ensure quality, completeness, and compliance with company standards.
- Purchases supplies adhering to the property budget and company policies and
- Participates in the preparation and management of the operating budget and monthly variance
- Inspects the physical apartment site identifying all areas in need of immediate or future
repairs and maintenance and provides an inspection report to the Property Manager and Regional Maintenance Supervisor (RMS) for review.
- Participates in staff selection/interview
- Trains all service staff under the approval and direction of the
- Prepares annual reviews, implements goals, objectives and personal development plans for all direct reports.
- Performs other duties as Actual job duties/responsibilities may vary depending on community size.

PREFERRED KNOWLEDGE, SKILLS, EDUCATION and EXPERIENCE
- High school diploma or equivalent combination of education, training or
- Ability to obtain CPO
- Current holder of Universal EPA
- Advanced level maintenance skills related to: painting, carpentry, electrical, HVAC and
- Project Management skills including planning, organizing and task coordination
- Negotiation and conflict resolution
- Compliance to OHSA, maintaining SDS documentation
- Must be detail oriented and
- Mastery in safety procedures regarding hazmat, eye protection, lock out tag out, machinery and basic first aid.
- 1-3 years management
- Able to work overtime and emergency call
- Must be able to communicate effectively verbally and in
- Must be able to read and comprehend the English
- Valid Driver’s License and reliable
WORK ENVIRONMENT
The Maintenance Supervisor works on-site at an apartment community and interfaces with external/internal customers, residents, and vendors on a regular basis. Depending on the property, hours range from 7 am – 7 pm. may be scheduled to work weekends (Sat/Sun). Must be available to work over-time as needed. The MS should be flexible and readily available depending on the needs of the property.
