Position Overview:
MMC is looking for a skilled and experienced apartment Maintenance Supervisor to oversee the maintenance operations for multiple properties. The ideal candidate will have a strong background in various aspects of apartment maintenance, possess excellent leadership and organizational skills, be committed to ensuring our residents' comfort and satisfaction, and also be responsible for supporting the maintenance team members to operate at their highest potential.
Key Responsibilities:
- Supervision: Lead and manage a team of maintenance technicians, ensuring they are well-trained, motivated, and focused on delivering top-notch service.
- Maintenance: Perform and oversee preventive maintenance, repairs, and inspections of HVAC systems, plumbing, electrical, and other building components (including steam boiler systems) to ensure they are functioning optimally.
- Apartment Turns: Coordinate and participate in the turnover process for vacant apartments, ensuring they are prepared for new residents in a timely and efficient manner.
- Snow Removal: Manage and execute snow removal operations during winter months to maintain safe and accessible pathways for residents and visitors.
- Vendor Management: Coordinate with external vendors and contractors for specialized repairs and services as needed.
- Inventory Management: Maintain accurate records of inventory, order necessary supplies, and manage the maintenance budget efficiently.
- Compliance: Ensure compliance with all safety regulations, building codes, and company policies.
- Resident Relations: Assign and complete resident maintenance requests promptly and professionally, ensuring a high level of resident satisfaction.
- Grounds: Assist with grounds pickup, trash removal and any other task necessary to get the job done, hyper-focused on curb appeal.
- Reporting: Generate regular maintenance reports for upper management, detailing work completed, ongoing projects, and budgetary status.
- Collaboration: Able to partner with and support the efforts of the property management team to seamlessly execute the highest quality resident experience.
Qualifications:
- High school diploma or equivalent, degree from vocational school a plus.
- Minimum of 2 years of experience in apartment maintenance, proven experience as a Maintenance Supervisor or similar role.
- EPA certification for handling refrigerants preferred.
- Strong technical knowledge of steam building boiler systems preferred, electrical, plumbing, and general maintenance required.
- Excellent troubleshooting and problem-solving skills.
- Demonstrated ability to lead others, give and gain respect, and great communication skills.
- Strong attention to detail and a commitment to quality work.
- Must possess the ability to operate a computer, navigate property management software, use the internet, and use general office equipment (printer, scanner, copier, phone, etc.).
- Valid driver's license and reliable transportation.
- Must provide own trade tools unless otherwise specified.
- Must participate in after-hours emergency on-call rotation.
Physical Requirements
- Must be able to stand, walk and/or sit for extended periods of time.
- Must be able to physically access all exterior and interior parts of the property and amenities.
- Must be able to lift, push, pull, maneuver or carry weights of up to thirty (30) pounds independently and up to one hundred (100) pounds with assistance.
